Beautiful, characterful, comfortable and clean house fully stocked with everything you might need.

Spent my birthday with my family in a stunning house with fantastic surroundings all of which made the occasion extra special. Michelle the owner was lovely and made some good recommendations. We used platters and plates to order our food and they were outstanding. One of the best houses we have ever stayed in, cannot recommend it enough, wish we could have stayed longer and may well return. Thank you Michelle for letting us stay in your wonderful house.

As a family group of three generations we can honestly say that we all had great time making lasting memories.

The house and grounds were so well kept and the location was wonderful. There was a problem with the hot tub, but once the owners were made aware, it was quickly dealt with. The Aga was not running but this was switched on in time for use. On the Thursday morning the shower in room 1 was not draining away, we notified the owners but this was not dealt with. - with only one morning left it didn’t cause too much inconvenience. Many thanks from us all for letting us enjoy your property.

This is truly beautiful house with amazing views and facilities.

All the bedrooms range from large to extremely large. The whole house is furnished in country house style with antique furniture and plenty of comfortable sofas in the two sitting rooms. The dining table seats all 20 guests so no problems as well as an ample kitchen table. The use of a separate games room with pool table, an out of ground swimming pool and great hot tub had plenty of use from all family members .

The owners were very helpful and the property perfect for a large family.

The children really enjoyed the pool and the games room was great for the adults in the evening. I highly recommend this property.

We ALL LOVED our weekend stay in Hilltop House and gardens.

It has so much character, history, comfort and plenty room for 19 people to spread out and come together. The many staircases were a constant fascination. The DIRECTIONS to the house from Tenbury Wells should be COMPLETELY DELETED - due to the ongoing ROAD CLOSURE NORTH of the house and NO prospect of a solution. That route is a nightmare/impossible! It should be STRESSED that the house can ONLY be ACCESSED coming from the South East on B4204. The weekend stay at Hilltop House gave us all a very special time, thank you.

We had a wonderful week staying at the house.

The property itself is beautiful, with stunning grounds and a very grand, impressive house. It was a lovely place to spend time with family and friends, and we really appreciated the setting and atmosphere. That said, there are a few areas where we feel some investment would make a significant difference to future guests’ experience. Firstly, the kitchen could be better equipped for the number of guests the property accommodates. There were not enough serving dishes, which made preparing and serving meals for a larger group more difficult than it needed to be. Secondly, some of the cleaning equipment is in need of replacement. The dustpan and brush were in very poor condition, and the broom was no better. These are relatively small items, but they do make a difference when guests are staying for a week and need to keep the house tidy. Finally, the internet connection was extremely unreliable. Unfortunately, I had to work remotely for one day during our stay, and the connection dropped eight times in less than half an hour. In the end, I was unable to deliver an important presentation. For a property of this standard, a dependable Wi-Fi connection is something many guests will expect. Overall, we really enjoyed our stay and would happily recommend the property based on its beauty, character, and location. However, addressing these practical issues would bring the overall experience in line with the high standard that the house itself sets.

Lovely house, great host, fab time had by our group!

Absolutely beautiful house, so much bigger than we expected.

Great rooms downstairs for our family get together , well equipped kitchen and lovely dining room. All the bedrooms were huge with comfy beds. Due to the many staircases and size of the house we spent a lot of time trying to find each other and our bedrooms! The weather wasn’t good for us so only 1 person tried the pool, for a very brief moment ! Again the pool was larger than we thought. The games room really helped keep the lads occupied in the bad weather. Love this house would highly recommend.

Super clean with all you could want in the kitchen etc. Michelle was very helpful in providing local information and brilliant location for countryside walks. Hot tub nice addition. Hilltop House was the perfect house for the birthday celebrations for our group of 16 family and friends.

The house is gorgeous, beautifully well kept and full of character, and ideal for big groups where people can do their own thing or come together. The surrounding areas are stunning, and the owner Michelle was very helpful too. We’d love to visit again.

This beautiful house is an outstanding group accommodation.

It has everything you would need and more. The bedrooms all feel very luxurious and the lounge(s) are lovely and comfortable. The outdoor games room was a winner for our family. All in all, I could not recommend this more highly.

We had a wonderful week at Hilltop House celebrating a big birthday.

The house was perfect for our group of families, with everything we needed and more. The kitchen was fantastic, and the layout and bedrooms wonderful. The children had a great time exploring! On a practical level, two dishwashers and fridges were ideal. The gardens are beautiful and swimming pool an amazing addition during the heatwave. Nearby Tenbury Wells is a lovely town and Hereford and the Malverns were great days out. Thank you!

We all loved our stay at Hilltop house - So much that we are already looking at availability to come back!

Michelle was incredibly helpful, always contactable, and really accommodating also. The house is in a wonderful location, really well kept, and suitable for all ages (with rooms across all floors for accessibility). The kitchen is a lovely space, with more utensils, plates, jugs, glasses etc that you'll ever need! The outdoor area is beautiful, however the one downside was no sun loungers. We did speak to Michelle about this and she gave feedback which we understood. However it would have been nice to be able to lounge poolside in the heat. The sun set from just in front of the property, (in appropriate months) is the nicest sun set I've ever seen, and definitely one I want to see again! Overall immensely happy with out stay, and will 100% be returning!

The house was everything we hoped it would be.

The owners were on hand and helpful, but not intrusive. The welcome pack was a thoughtful touch. We loved all the antique furniture and pictures, and we especially loved the thoughtfulness of leaving candles in the beautiful candlesticks, so that we had a candlelit supper every night. We also loved eating lunch on the terrace every day, and the gardens were outstanding. We had four small children with us, and the house was perfect for them, especially the playroom. They had so much space to ride their bikes and scooters in the garden! The house was very well appointed with plenty of equipment in the kitchen. There was plenty to do in the area and we appreciated being in the countryside but not too far from town. Our favourite activities were Berrington Hall and painting pottery at Pitter Potter in Tenbury Wells. This was our 10th Sykes Holiday and we all agreed that it was up there with the best.

Lovely comfortable house.

Plenty of room for 16 of us, option to have some rooms as twins was essential for our party. Large table in dining room so we could all seat together and plenty of room in the lounges. Upstairs lay out is a bit confusing with lots of little staircases but children would love it.

We are 12 friends who shared a wonderful November weekend at Hilltop House.

There was plenty of space for us all to relax, a well-stocked kitchen that had everything we needed, and we thoroughly enjoyed our restful stay. The owner and family were on hand for any questions and made us feel most welcome.

Lovely big old property with massive rooms connected by corridors and stairs going everywhere.

Easy to get lost when you first arrived but all part of the attraction. The 5 kids with us were very unsure at first but then it became the best place in the word to play hide and seek!

We had an amazing stay.

The house had everything we could have wanted for our friends week away. There was plenty of space for the children to play outside and the comforts of the house suited our large party very well. Everything was as advertised on the website and the house, although old, was clean and well kept. We’d love to return for another holiday!

Beautiful house and gardens with stunning views. Plenty of kitchen utensils, plates and glasses and great to have two large fridges and two dishwashers! Loved the dinning room that could seat 20 people! Owners Michelle and Roger were great hosts and very responsive to our needs and requests. The pool and hot tub were great additions. Plenty of space for all the family.

A beautiful property with enormous rooms, immaculate large gardens and wonderful views.

The owner was very helpful and quick to respond on the several occasions that we needed help (for one reason or another).

Hilltop House is the perfect place for a special celebration with friends.

It well and truly exceeded our expectations, with inside and outside space, plenty for everyone to fizz and be quiet by turns. The pool and hot tub add a whole extra dimension. The kitchen and dining room had everything we needed and more, and there's easily enough fridge space for food and drink for 20. The photos are accurate, but being here is so much more, the house welcomed each and every one of us, and with each room having its own thought-through decor, everyone has their own special space. Strolls round the garden looking at the plants, sharing expertise, particularly useful for one studying with the RHS. The cows and sheep have been a wonderful backdrop for our whole stay. When photographing friends in their room, most wanted the picture with the view in the frame. Leaving, one said 'when we leave somewhere, I usually just want to get home, but I don't want to go, can we stay?' and another, here for 24 hours, said they feel like they've been on holiday. 'I think I might book something like this for my 60th... would you mind if I chose Hilltop House?' The various staircases lend a mystery to the whole experience, never quite sure where you are or where you'll end up. If there's a problem, it's a perfect storm of their being something you want to photograph every few minutes and constantly saying 'now where did I leave my phone?'

We have just returned from a 7 day Easter Break at this amazing house.

There were 8 adults and 6 children (and 1 dog) and we just loved this house. It has a great large kitchen with a table to sit 8, this is where we spent most evenings, playing games and just generally chatting. It has a much larger dining room which sat 16. It had 2 lounges which we allocated as a games/computer room and a quiet lounge. It has a twin room on the ground floor which would be great for someone who would struggle with stairs and a downstairs bathroom with shower. On the second floor there wasa double and twin with a shared bathroom and a double and twin with a bathroom in between - this was great for 2 familes. There was also a king with ensuite which we took as we didnt have children. On the 3rd floor there was another king with ensuite and bathroom which we didnt use and then another staircase with a playroom and twin which again we didnt use. At first glance it looks overwhelming with so much space we in actual fact having so much space was excellent. Outside was a games room with pool table, a hot tub, a patio with BBQ and a huge garden with loads of parking. Michelle was fantastic - she contacted me prior to arrival and popped in after we arrived. There was a lovely homemade victoria sponge as a welcome gift! We unfortuately managed to break an ornament while we were there - not the kids or the dog - while closing one of the blinds and Michelle was really lovely about it and we arranged a replacement for it before we left. There was a guitar in the dining room which we ordered some new strings for while we were there and luckily there were 3 guitar players in our group so were able to play and have a sing song. All in all I would absolutely recommend this home for a large gathering of friends/families.

Not too pristine so more relaxing with kids/dogs. Loads of room and very comfortable. Generally good cooking facilities and plenty of crockery etc. lovely views. Very friendly staff/owners; quickly dealt with minor problem. Would happily come back.

We had a brilliant time with our family and friends and it was lovely to meet you both.

We loved the house and it’s genuine feel . It is well stocked with everything you could wish for including toys for the children in a super playroom which our 3 year olds loved. The garden is beautifully maintained in spite of a visit from some neighbouring cows! You responded promptly to the few issues we reported ie the dodgy shower and the broken chair. Many thanks.

Overall, this is a really lovely property, with large and comfortable bedrooms, great garden, flexible living and dining space.

A downstairs bedroom is a massive plus for these extra large holiday homes, as they often host multi-generational families and it's not unusual to find one of the party is less abled, as is the case in our group. We went as a large extended family group, with a range of kids aging from 18 months- older teenagers and everything in-between. The little play room upstairs was appreciated, as were all the books and games, plus there was some plastic dinnerware and a high chair. If any families with babies are considering this property, it works well as one of the bedrooms on the first floor is listed as having a 'dressing room'- in reality it's a really large, almost empty room with its own light and internal window, It doesn't have a door, but is round the corner from the double bed, and there was already a cot in there- it's perfect for sticking a baby or toddler in either in a cot or on a blow up bed, as we did! Hot tub was lovely, and the kids somehow enjoyed the freezing cold above ground pool, despite it being the only horrible weather week in August. A few minor considerations or issues, none of which impinged on our holiday: -There needs to be a tumble dryer in a house which sleeps this many people! For a weekend, probably not necessary; but for a week, you're going to be doing washing and it's near impossible to bring everything you'd require without needing to- e.g, I have 5 children, it's unrealistic for me to pack an outfit for each day plus spares-! Not to mention cot bedding (accidents, nappy leaks) and towels- which you're requested to bring for the hot tub, muddy clothes etc.... On a wet weather week as we had, there was constant drippy washing hanging around the Aga and we all had to bring back damp clothes. -The oven glass plate in the door was loose and kept slipping out- this in itself is minor, but when we contacted the owner, they knew it was like this. Imo, you tell guests something like that very clearly, or make sure it's fixed- if it had slid out, boiling, I wouldn't be writing that this was a minor issue, and we might have had a really serious accident. The owners were very prompt in replying though, and the house was very clean and well maintained in general, so I'm sure they will take this on board. The lightbulbs are still old fashioned incandescent bulbs, in bedside lamps. This is so unsafe, and they should be switched to LED bulbs. My 11 year old was fumbling to switch her light off one night, touched it, and burnt her finger quite nastily. Overall a wonderful week and a superb house- I would recommend it highly! For context, as a family, we have been taking an annual week's holiday to a large UK property for the past 33 years. So we have a lot to compare to, and Hilltop definitely stacks up extremely well, top ten! Thank you for a great week.

The house and gardens were fantastic and a perfect setting for my birthday celebrations with family and friends.

We received a warm welcome including our dogs. There was plenty of room for the 14 of us and the facilities were excellent including very comfortable beds and a well equipped kitchen. I would highly recommend this property

All 19 of us had a lovely weeks holiday at Hilltop.

A real family home. Hot tub was great and swimming lengths could actually be done in the pool. Gardens large and safe for children. Football, rounders and many other games played by adults and children. Kitchen very, very well stocked. Beds brilliant very comfortable. As city people the quiet of the surrounding countryside and looking at the night sky, so dark with the stars glistening all around was a delight. A big thank you to Michelle for use of the house and the fab welcome basket.

A perfect property for our family holiday. A large garden for all the family to play games. The children were in the pool every day whatever the weather. Adults enjoyed the hot tub. It was useful having a television lounge and a quiet lounge with comfortable sofas. The kitchen is well equipped. All the beds were comfortable. We had a problem with the hot water which was dealt with immediately. We all thoroughly enjoyed our week at Hilltop House. The children did not want to leave.

A house with WOW factor.

Really enjoyed our stay here, albeit in rather wet and windy conditions but the house did not let us down. Had everything you could possibly need from kitchen utensils to games and entertainment. Looking foward to another visit soon. Thank you to Michelle and family for being so helpful and a big hug to Archie.

We had a very pleasant and friendly welcome.

The house was very spacious and well equipped. Even though the weather was sunny, it was still a little heroic to use the swimming pool in May, But the hot tub proved very popular. The grounds of the house were vast and allowed children and teenagers to have plenty of fun. As we had 3 children under five maybe a little play area with a little climbing frame or slide would have been welcome. We all had a very good time.

Hilltop house is a lovely place to stay, the house is so homely, even though all the rooms are huge.

Part of its charm is that it feel lived in, the beautiful antique furniture and some of the soft furnishings have obviously been there for many years, but this adds to the relaxed comfy feel. The garden and outside space is brilliant and the views beautiful. Would definitely go back there.

We were a family group ranging from 2 years old to 80 years old!

We all had a great time and had loads of space. Hilltop is a lovely house, still dont know my way around it! Games room was a great addition and the hot tub was used by the adults. We would love to go back in the Summer to mkae use of the amazing grounds. Michelle was really helpful and couldnt do enough for us. Thank you so much.

An amazing grand old farmhouse with huge rooms and higgledy piggledy staircases.

Warm comfy beds. A real find. We had a fantastic family birthday weekend so special to all sit round the huge dining table. Lovely host. Bring warm clothes if booking in winter. Consistent with the style and age of house the log fire is cosy but bedrooms get cool. Thanks Michelle.

We had a wonderful weekend celebrating a late Christmas.

We were two large families and had everything we needed. The kitchen is well equipped and we learnt how to use an aga; thank you Michelle for explaining the different oven temperatures. The house is spacious, we were two family groups with 5 children 5 and under and 16 adults. We had enough hot water and had no problems with showers! Equally the hot tub was a treat under the stars. The beds were all comfortable and everyone was warm enough. We enjoyed the wood burner and had the perfect number of logs for our 3 night stay.

Efficient Agency, pleasant, helpful owners and a property full of character.

Literally the only little niggle I can give after a lovely stay is that it would be great if the hot tub had a roof so when it's raining you're under shelter.

Other then that (and flickering light in kitchen) it was an amazing house, really enjoyable stay, kids loved it! Thank you.

It would have been nice to be able to read in bed, but the bedside lamps were very dark.

Those using the aga who were not accustomed to them, would have appreciated instructions. One of the bathroom showers didn’t work well. Overall we LOVED the property.

The views and walks were fantastic. Will be returning again as its a great stay to meet up with family and friends. It had everything it needed and more. The rooms are a bit dated but its the character of the house Everything for us was perfect

This is a quirky old house.

Many of the floors are very uneven, but overall our family enjoyed it. The outside swimming pool was too cold. A table tennis table would have been appreciated. The gardens were beautiful. One shower didn’t work and a few light bulbs needed replacing, but Michelle, the owner, was lovely and we could have contacted her about anything. Flowers and a basket with cake, wine etc were left for us, which was a lovely touch. We would visit the house again.

The house is really lovely - this is the second year we stayed.

It’s even better having a heated pool this year even though we had the sunshine, and the garden is terrific for little ones to run around. We loved the space, the hot tub, the comfy bedrooms, the access to Tenby and Ludlow and the glorious views. Michelle is very kind and helpful, she fixes things with great speed ( the microwave went bang ….) and left a splendid welcome basket and very yummy cake on our arrival. The dining table fits 20 easily, the kitchen is great for rolling breakfasts and the second dishwasher helps. The showers could work better but all in all we loved our stay both years, thank you to everyone and we hope to return.

We had the most wonderful family holiday at Hilltop House.

It was everything you could want for a family gathering. Michelle greeted us on our arrival and walked us through the house which was really lovely and spacious. There was a lovely welcome basket waiting for us which was very much appreciated. There was nothing we could fault, it had so much charm and Michelle was on the end of the phone for any queries we had. Nobody wanted to leave when the week was over, we had such fun playing French cricket in the gardens every evening. Thank you Michelle for allowing us to stay in your beautiful home.

Hilltop House is the perfect place for a large get together and the Welcome basket of goodies in the the kitchen was a lovely surprise.

Michelle (owner) met us on arrival and was available throughout for any questions etc. She’s really friendly and approachable. The house is spacious and even with 20 in the group, we had lots of room including the dogs. Given the lovely weather we made good use of the ample gardens, games room, BBQ and hot-tub. The house does need a few updates e.g. loose handles but they are period features and it was sorted as soon as we got in touch. It’s a shame the Tally-Ho was closed for refurbishment during our stay, so there wasn’t a pub nearby. However Tenbury Wells was only a short drive away with shops, cafes and restaurants. We’d definitely recommend the Peacock Inn and Bahar (Indian)- good food and great service at both places. We definitely enjoyed our stay and would recommend Hilltop House to other potential visitors. Dog friendly house.

What a fantastic stay!

From the general wow factor of the place, to the lovely amenities, to the thoughtful additions and gifts from the host, this was a luxurious stay worth every penny. My nearly 3-year old was in love with the play room and still talks about the holiday weeks later. I'll definitely recommend it to others and will hopefully be back one day!

We had a lovely holiday at Hilltop House, and there were lots of places to visit with grandchildren and dogs.

The garden set up and hot tub were great , and it was just as much fun to stay in and BBQ. A farm gate would have been useful at the open side of the house, to keep dogs snd children off the drive.The owners were very friendly and welcoming . My family en mass spent the Easter weekend at Hilltop House to celebrate a number of important Birthdays at one go.

The house easily accommodated all 20 in great comfort and everyone had a brilliant time. The house itself is well equipped with plenty of space and we were able to employ outside caterers who were able to use the kitchen with east. Highly recommend for a luxury weekend away.

It was the perfect place for me to take my extended family for a celebration weekend.

Superb property in a great location with wonderful views from nearly every window as well as the hot tub!

A wonderful week, with absolutely brilliant hosts and the house is absolutely stunning.

This house surpassed all expectations and was even more stunning than the photographs.

It incorporated everything you could possibly want for a congenial and comfortable family holiday. All the bedrooms are spacious and comfortable and most have beautiful views across the surrounding countryside. Michelle and her cleaning staff prepare with great care and attention to detail including vases of fresh flowers and candles in the candelabra to complete the ambience. The kitchen is a dream and the aga a joy to cook with when catering for a large group. We had excellent weather and made full use of the hot tub and the barbecue on the terrace. But if you were unlucky enough to encounter standard English downpours there are plenty of distractions inside the house with a plethora of games and puzzles on offer. The poolroom is well equipped with its own kitchen and fridge, and and a most enjoyable evening was spent engaged in a very competitive, if somewhat unprofessional pool tournament for the Tenbury Wells Badger Trophy - named after the stuffed one displayed in the corner. The owners are friendly and helpful and on call should you encounter any problems. We had a wonderful long weekend and would recommend this house to anyone.

Hilltop House was absolutely perfect for our large party of 20.

It's a beautiful old farmhouse with all the wonderful quirks you'd expect with it's age and history. The house was enjoyed by 3 generations, from 3 to 70 and everything had been thought of. There owners were very responsive and friendly. I would highly recommend to anyone looking for a wonderful countryside break for a large party.

The views and walks around the property are beautiful. There were a few minor issues within the property that would probably have gone unnoticed if it wasn’t for the high damage deposit (although it is completely understandable why this is in place). Overall, a fabulous time was had by all and we would definitely return.

Our stay at Hilltop House was everything and more of what we had planned to celebrate our 40th wedding anniversary.

We were met by Michelle, and had been in contact with her prior to our arrival and our calls were always met with patience and nothing seemed too difficult. The house was large enough to accommodate our enormous family, but it still felt cosy, a really beautiful, handsome house. The play room was well used by the smaller ones in our group. Well appointed with an impressive dining area with many features to host such a family occasion. The only points we would like to make are that the dog owners felt that a more secure garden to ensure that the pooches didn't wander might be considered. We struggled with the heating as some of the rooms had variable temperatures! Finally, with so many of us using the hot water system, the power showers in the family bathroom, on the top floor was not cooperating, and apparently they could not call it a "power " shower! All in all everyone of us had an amazing time there, thank you!

HIlltop house was a perfect place to get our family together for a significant birthday weekend.

On a stormy Saturday we were warm and cosy. Locall footpaths in lovely scenery were enjoyed by all. The house is well equipped, quirky and cosy. We had a wonderful time and would certainly recommend it.

We had a fabulous time in a wonderful house.

Any issues raised with the owners were dealt with quickly and satisfactorily. The only thing missing were oven gloves!

We have just return from our girlie weekend, to celebrate my retirement, at Hilltop.

The house and ground were outstanding and from very aspect the views were beautiful. The house itself was thoughtfully laid out and very well equipped. The bedrooms were large and the beds extremely comfortable. We made full use of the hot tub and games room. Our only critism of the facilities was that now it's going dark earlier, the walk across the grass, was hazardous. One of our girls fell over, didn't see the step. Perhaps a gravel path and/or solar lights to guide the way. However this didn't detract from our enjoyment. Can't recommend this house enough. Thank you

The absolutely perfect venue for 20 family members to get together and enjoy very special times.

We cannot fault this beautiful house! It accommodated us all extremely comfortably and is so well equipped with absolutely anything that you may need. Truly wonderful. We will return!

What a brilliant venue for a long-awaited family holiday!

The generously proportioned house swallowed up our family of 20 very comfortably. All the bedrooms were nicely presented, the general living spaces were generous and the kitchen was very well equipped for the number of people. Outside the hot tub and the swimming pool were immediate hits with everybody as were the very large well-kept garden and lawn, where we were able to play numerous games. The owners were very helpful and adapted to any requests that we made. They also left us a basket full of local produce which we very much enjoyed. In the evening, after eating around a very lovely dining table many of the party would go to the pool room, which was great fun. The surrounding area is very picturesque and provided some pretty and occasionally challenging walks. Tenbury Wells is an attractive market town and everyone was very friendly and helpful. Beautiful house with a very homely feel, felt comfortable from the moment we arrived, bedroom are fantastic and very comfortable, had a lovely welcome basket on arrive which was a great touch, owner was on hand to show us around and made us very welcome

For a big family get-together this place is just great.

Amazing views too. The children really enjoyed the facilities, including the hot tub and the swimming pool. The garden is huge and full of flowers (the photos do not do it justice) and we had good games of football and rounders there. The owners were helpful and responsive too.

We met with the owners who were lovely. Thank you Roger and Michelle for sharing your home with us. You made us feel very welcome. Although there were some limitations due to Covid-19 with visiting places, we still managed to have a very relaxing week and the kids had a ball (age 14-19) - and so did the dogs : ) Would definitely recommend Hilltop House Thanks
