“A charming cottage in a beautiful small town.”
Being a very old cottage obviously you expect the odd imperfection. Generally it was very nice. My biggest issue isn't with the cottage itself or what we experienced directly but I can imagine in summer the car parking for this cottage can be a real issue. We were able to park close by on the side of the road, a busy road at times even in January. Knowing what I've been told of the town and how busy it gets I can see this being potentially a big issue in the summer months. There are no car parks really in the town everyone parks on the side of the road. The cotswolds are beautiful, but be aware its a very expensive area and you need deep pockets of you are eating out in the town. Heads up to the best pub and Indian in town the volunteer. None of the pretentious people you will see in other parts of town.

“Two small things - 1.”
We could not find the cottage as Royal Oak Terrace on a plaque on the wall was hidden by overgrown ivy, and the cottage had no name anywhere. As it looked like the picture I remembered we tried the safety box number which fitted, And 2. only 5 mugs provided. Otherwise,a very happy stay.

“Great location and the cottage delivered on our necessities for a good stay: comfortable beds, well equipped kitchen and plenty of hot water.”
I wouldn't say the garden is totally dog-friendly for smaller or shorter dog breeds as the steep steps to the garden were difficult for our pooch to safely navigate (he face-planted more than once). The heating in the lounge couldn't quite overcome the icy cold snap we had at the start of the week so we used the rugs provided. Overall good but we won't come again as we want our dog to enjoy our trips too.

Unfortunately parking is a nightmare and it was a shame that the firestick for internet TV had disappeared. The company were quick to respond to a problem with the front door which was appreciated.

“A pretty, well-appointed cottage with lots of thoughtful touches.”
The location and setting were ideal for exploring Chipping Campden (as previously mentioned by other reviewers, parking could well be an issue at very busy times - as it happens, we were lucky to find a free space in the same spot every day of our visit). The shared bathroom was somewhat cramped but the shower was excellent and the ensuite bathroom was very nice. We really liked the large and well-equipped kitchen and we enjoyed sitting out at the patio table, where it was peaceful and quiet. All in all, we enjoyed our stay here!

“Lovely cottage in a great location.”
We found the cottage comfortable with excellent facilities and a good-sized attractive garden. Great kitchen too - and clean throughout. There were some minor issues with taps needing tightening in their fastenings, a catch needs to be replaced on a bedroom window and one or two of the three toilet seats need tightening up. Minor issues, but it is these things you notice, particularly when it is warm and you want to open a window at night to allow a breeze.

Cosy and quiet. Location is perfect with many walks on the doorstep and plenty of pubs and restaurants to choose from in Chipping Campden a short walk away. Kitchen is a great size with all the equipment you need. Highly recommend and will definitely come back. Thank you.

We couldnt find the house manual but it didnt really matter. The only slight downside is that it would have been easier if the garden was enclosed for the dogs. All in all a very pleasant stay.

It was so charming and well-equipped, including a dishwasher. Cannot fault the cleaning. Beds were comfortable, towels and linen were excellent quality. Dog-friendly, great location, big garden with outdoor seating, plenty of eating options close by, and also a small Co-op within a few minutes’ walking distance. *Couldn’t ask for more for a cottage rental in the Cotswolds!* We would definitely return another time. Found the booking and key collection arrangements all super-straightforward too. And the neighbour was also lovely! Tip top! :-)

“This was a beautifully presented property, clean and well maintained, in a perfect location, spacious and at the same time cosy and neat.”
My only suggestion is that it would be great to be able to fasten the window open in the front bedroom - there is no way of doing this, so the window just swings shut, which in this hot weather is frustrating and uncomfortable. A simple casement stay would solve the problem. Other than this the house is in excellent condition, and is a prefect base for visiting Chipping Campden and the Cotswolds.

“Cleanliness was disgusting, rubbish bins left full.”
Neighbors put rubbish at our door because the cleaning company used the neighbors bins, so we was arguing with the neighbors. The front and back gardens are a disaster, not taken care of. Super small TV in the front room. No TV upstairs. Blinds don’t fit and close fully. Overall the owner has led the property go. Very poor and would neve stay again.

“We arrived to find that the cottage had not been cleaned.”
The beds were still left as unmade, rubbish left etc. This was so disappointing and embarrassing as we had paid a lot for the cottage and had invited our American cousins so not a good start. This was not helped by the apparent lack of concern that this had happened. We were just told that it had been 'overlooked' !! Having said that, it was good to be able to get hold of someone at 5pm on a Sunday ( when we should have been getting in to the cottage). The cottage itself is nice though a little basic. The location is absolutely fabulous and the Cotswolds a great place for a holiday.

“This was the second time we have stayed at this lovely cottage.”
It is ideal for two couples. It has a good outdoor space for sunny days. Perhaps a few more cups and glasses would be good. Also a note to where the outdoor bins are we couldn’t find them. Overall a great stay and we look forward to visiting again in the future.

“We very much enjoyed our stay at the cottage.”
It was spacious and comfortable. It was even more enjoyable to stay in as it had been done up from the pictures on the site so was even more well presented than anticipated. The only things that could improve: the nespresso coffee machine unfortunately did not work so that needs looking at, and due to the rain and weather, the front door was extremely difficult to close and lock, so it may need looking at too. My only other suggestion would be to provide a few logs for the first fire of the stay as we couldn't find any in Campden when we got there the Friday night and it would have been nice to have a fire that evening on arrival. But other than that a really wonderful stay and my parents are already planning to book it again! Thank you.

The property
Royal Oak Cottage is a beautifully presented Grade II listed property which sleeps four guests, in two tastefully decorated bedrooms, with an airy family bathroom.
Dating back to the early 19th century, this charming home away from home has been finished in a contemporary style and features a stylish stone fireplace with a wood burning stove, and several modern facilities including wireless internet access, a Freeview TV with Amazon Fire TV Stick and a well-equipped kitchen.
There is a tiered garden at the rear, and free on-street parking is available close by. Royal Oak Cottage is just a stone's throw from the centre of bustling Chipping Campden, often regarded as the most picturesque market town in the region.
There are a number of shops, pubs, tearooms and restaurants to enjoy, along with various historic buildings to admire, including St James' Church, the East Banqueting House and the 17th century Market Hall.
Surrounded by the glorious countryside of the Cotswolds Area of Outstanding Natural Beauty, there are many walks and cycle routes on its doorstep including the renowned Cotswold Way long distance walking trail which begins in Chipping Campden itself and finishes in Bath.
The first stretch takes in Broadway Tower, rewarding walkers with breathtaking views across the Vale of Evesham. Chipping Campden is well-placed for visiting the many lovely towns and villages of the region including Stow-on-the-Wold, Winchcombe, Bourton-on-the-Water and Broadway, all home to a range of popular eateries and boutique shops.
There are also a variety of tourist attractions nearby such as the Lavender Fields at Snowshill, National Trust owned Hidcote Gardens, the Cotswold Falconry Centre and Sudeley Castle.
Further afield destinations including Oxford, Blenheim Palace and Stratford-upon-Avon are also within easy reach for day trips.
Royal Oak Cottage is the perfect retreat for a family or small gathering of friends who are seeking a relaxing break in a much-loved Cotswold market town.
Set back a little from the road, four stone steps lead up to the front door which opens into an entrance hall.
The following rooms are on the ground floor: Living room: This bright and airy living area has been finished in a contemporary style and contains a stone fireplace with a cosy wood burning stove, a four-seater sofa, two armchairs, footstool, Freeview TV with Amazon Fire TV Stick for account holders only, and a small selection of books; Kitchen/dining room: The tastefully decorated kitchen is well-equipped for rustling up an evening meal and contains an electric Rangemaster cooker with four-ring gas hob, fridge and freezer, microwave, toaster, kettle, Nespresso coffee machine, washing machine/tumble dryer and a large wooden dining table which comfortably seats four; Study with cloakroom: Flooded with natural light, this peaceful spot contains an antique desk and chair.
Accessed via the study is a cloakroom which contains a toilet and wash basin. Stairs lead up from the living room to the first floor landing, off which are the following rooms: Master bedroom: This beautifully styled, spacious bedroom contains a king size bed, built-in wardrobe, antique rocking chair and wall mirror; Bedroom 2: Overlooking the stunning garden, this well-proportioned room with ensuite bathroom contains a double bed, chest of draws and valet stand.
The ensuite contains a shower enclosed with overhead shower, wash basin and toilet. Family bathroom: Contains a bath with overhead shower, wash basin and toilet. Accessed via the study, the enchanting tiered garden is a wonderful spot to enjoy the summer sunshine.
Steps lead up from the back door to the first tier which houses a large outdoor table with plenty of seating, perfect for al fresco dining.
From here, further steps lead up to the second tier where the path weaves its way amongst leafy trees, mature shrubs and beds of colourful flowers and fragrant herbs.
At the far end of the garden, beyond the gate, there is a third tier which is currently untended.
Guests are welcome to venture to this part of the garden, though please note that it is not enclosed and that the summerhouse is for owner use only.
On the first tier there is a right of access for the neighbours via a wooden gate. Free on-street parking is available close to the property.

CHIPPING CAMPDEN
Moreton-in-Marsh 8 miles; Stratford-upon-Avon 12 miles
This market town defines the saying "good things come in small packages" as it proves itself to be a wonderful place for tourists to stay. Chipping Campden sits in the northern part of the Cotswolds and boasts many historical buildings from St. James' church where the Chipping Camden Music Festival is held every year, to the early 17th century market hall upon which the town prides itself. Not only does the town have a rich history but much more, the high street is laced with charming Cotswold stone buildings with a range of shops and pubs. Nearby there are several beautiful, formal gardens for you to wander through. Chipping Campden has held its own 'Olimpick Games' since the early 1600s including peculiar sports such as 'shin-kicking', most certainly worth lining your holiday up with to experience something so unique. For a dose of famous history, head to the birthplace of William Shakespeare in Stratford-upon-Avon just 12 short miles away, it offers some charming little buildings, bookshops, theatres and museums.
