Holly Cottage (Middle Tysoe)

Holly Cottage is a lovely cottage and we had a great stay there for a birthday weekend.

It's super clean, well-stocked and very cosy. The rooms are nice and spacious and we thoroughly enjoyed our time there.

Holly Cottage was a perfect base for us.

Clean and well furnished, enough space for 6 adults. We had a lovely time. One tiny improvement would be leaving a cupboard empty in the kitchen for guests to store food.

A real home from home, well equipped, comfy beds and a proper secure garden for the dogs.

Well situated for exploring the Cotswolds and great walks from the doorstep. The village was so friendly and the Tuesday night chip van was lovely. All I will say is parking is tight we have a suv and only just got it on the drive something to be mindful of. Lovely welcome pack so we could have a cuppa on arrival and felt relaxed the moment we walked in.

The house was lovely and cosy and it was a joy to return there each day. The house had everything we needed and wanted and it was a great base to explore the local area.

Lovely cottage, well equipped.

Parking space in front a bit tight for anything bigger than a golf estate. Great base to get round the surrounding area. Local pub not great but good ones nearby. Herbert’s Burger Barn round the back great for a arrival night burger.

The cottage is very well equipped with everything you need for our stay.

It is clean and spacious with comfy beds. It is situated on the main road through Middle Tysoe with only a very small parking space at the front of the property, however, there are plenty of parking spaces on the road. Lots to do in the area and many walks from the front door. The local shop, post office, pub and burger barn are all worth a visit, as is the Tuesday fish and chip van in the pub car park. We would highly recommend.

We had a very pleasant stay at the Cottage and it was well equipped for our needs.

The house was very clean and the location particularly nice with the local pub being welcoming. The issues that need addressing are the smells in the utility room and downstairs toilet/corridor with the latter being a mouldy smell and the utility smelling of heating oil. We would add that lighter tog duvets for stays during the summer would be useful as a 13 tog duvet is too much for warm nights. Black outlining could also be added to the third floor bedroom as those in place let in far too much light. Overall we had a good enjoyable stay and I would recommend the cottage to a family visiting the area.

Had a lovely stay at Holly Cottage with the family (+ dog) celebrating my birthday.

The cottage was beautifully presented with everything that we needed. Within a stunning area, we were able to explore all the Cotswold villages and had a wonderful family weekend. Although the village pub doesn't do food, it has a great chinese takeaway service.

Enjoyed a couple of days with family at Holly Cottage.

We were so delighted at how immaculate the property was (always important) The linen was excellent quality, the towels white fluffy and fresh. The kitchen was fully stocked with everything you need from utensils to lovely glasses and plates. A welcome tray was super kind and included high quality biscuits, Elizabeth shaw mint chocolates, crisps and drinks in the fridge. It’s gestures like this that make a difference:) The log fire made it the lounge cosy and the heat was welcomed. There were tons of logs albeit we needed no more than provided in the fire basket. The village shop is excellent and if you do forget anything they had a great variety of fresh produce and non perishables. If we had more time we would have explored more but as a meeting place it was ideal. Some points to note. Parking at the front is very small and only fits one small car. My estate car would have crossed over the pavement. There was no oven glove (not something I thought of taking) but very much needed. The showers are electric and not very powerful. We went on a very cold winter weekend but it was cold in the house, especially in the kitchen where it is extended and the bathrooms. This is probably because it is a very old property as the heating was on. I guess it’s only to be expected but worth noting if you feel the cold. There are blankets in each room. The bedrooms are all beautiful, well equipped, wardrobes, mirrors, tvs. Each room even had its own hairdryer. However as the top bedroom is more mezzanine it does not have a door and therefore no privacy. The single smaller bedroom does have a tiny step down into it and would benefit from a reminder sign on the door, two of us completely missed it and tripped down. Stupid I know but when you are not used to a step you naturally walk forward. Holly Cottage is a very well presented home with quality furnishings. It’s super clean and very welcoming. It has peaceful views situated in a quiet village. It’s got a happy feel and we would happily visit again when the sun is shining:). Thankyou!

Lovely well equipped, clean, warm and comfortable property.

We were a group of 5 adults and one dog and we all enjoyed our stay enormously. The house being decorated for Christmas was a real bonus and enhanced our stay. Village is in a great rural location and made a good base for visiting the Cotswolds.

This was a great cottage in a very nice little village everyone so friendly and helpful also very well placed for all the Cotswolds has to offer Would highly recommended a stay here we had our son and daughter in law and granddaughter 2 dogs and myself and wife the place is plenty big enough the welcome pack was a very nice touch too Would definitely stay again

Holly Cottage has everything you could need; comfort, space, quiet surroundings and very well placed to explore Warwickshire and the Cotswolds.

Lovely property, clean and beautiful inside.

Only thing is it’s lacking in kitchen store cupboard basics… no salt/pepper/vinegar etc which is unusual in a property of this quality. Needs a tin opener too. There was no cupboard space to store the food we bought so we had to shuffle things around to crest a space. Simple things but a bit annoying when you arrive with food shopping. Apart from that it’s a beautiful home and we enjoyed our stay very much, would stay again too.

Very welcoming and homely

what a beautiful cottage everything was catered for so clean and very comfy sofas and bed we could not fault it at all lovely enclosed garden ideal for our dog the only fault with it was it could do with a bit of a cutting back as the bushes and trees were very overgrown also the parking space at the front was a bit tight but everything else delightful the property is in a beautiful quiet village the only thing that lets it down is the pub

We found Holly Cottage to be pretty perfect.

Very clean and comfortable with fabulous beds. Just found parking a bit tricky, would recommend that the greenery out front is cut back regularly over the summer to make it easier to get to the back door. Other than that we loved it and will certainly consider booking Holly Cottage again. Thank you.

Great location for exploring the Cotswolds and Warwickshire & Oxfordshire.

Fantastic, cosy yet spacious cottage.

We had a fabulous time here at Holly Cottage. This cottage is quirky and cute and welcomes children and dogs - set up with various blankets to cover furniture, tiled floor for muddy walks, and water bowls for dogs (and kids) to welcome. This cottage is family friendly, bedroom on third floor has no door and is an open space to the stairs, smaller room with twin beds has a little step in the room right to the door which caught our little girl off guard once or twice, so do be careful with tired toddlers. It’s lovely and comfortable and the owner has considered so much from welcome milk, teas and coffee, biscuits etc to the dish clothes and washing sponges. Garden and drive way much smaller than expected - parallel parking for one small vehicle only (not our 4x4!) and garden picture very deceptive to actual size. However, the walks around the village were stunning and more than made up for that. A very sleepy village with a fish and chip van situated back of pub, little tea room, little store with necessities like fresh food and veg if you get stuck. A great base for everything in the area. Thanks so much for a comfortable stay!

Cottage was beautifully prepared for our visit: spotlessly clean and with thoughtful welcoming gifts.

The two king sized rooms are light, spacious and comfortable, and the twin ideal for children. Downstairs is surprisingly spacious and there is an enclosed garden. Only slight issue is the parking: there is only room for one car on site and it has to be parked sideways as there are very strict rulest: we were warned that we would be fined if even a very small part of the car jutted onto the pavement!

Booked this place as a late booking over the Easter break and had the best time!

House is very clean, comfortable and deceptively big! Garden and kitchen area was lovely and house had everything we could ask for. Bedrooms were an amazing size and the beds were super comfy. House was warm and quiet too, with the lovely added bonus of a log fire! Location was brilliant with a fab park for the kids nearby and a cute tea room and shop - all locals were super friendly and helpful and Stratford was a short drive away. We would recommend this property to anyone really, we were a family of 4 (2 adults and 2 kids) and grandparents came with a dog, so 6 in total and was more than enough space. We will definitely be visiting this little gem again!

Thank you very much for providing first class, spotlessly clean accommodation. Excellent furniture, fixtures and fittings throughout with lots of homely touches. The kitchen is so spacious and well equipped. Superb dishwasher and very useful utility room. Each room has its merits. It was particularly nice to have a separate dining area. The smell of oil in the downstairs toilet and side porch is unfortunate but keeping these areas ventilated helps and doesn’t affect the rest of the house. We really appreciated the very generous welcome pack of Christmas treats and wine. The tree and decorations were the icing on the cake. So thoughtful and helped to make our family Christmas stay very special. Thank you so much. I highly recommend this property for anyone visiting the lovely village of Tysoe and surrounding area.

The property was absolutely lovely, furniture fantastic and comfortable throughout.

Very clean I deed with some lovely treats for us when we arrived. There was subdued lighting on arrival and the house looked really welcoming. For a family get together the house was perfect.

A beautiful property in a great village.

We attended the Remembrance Day service and we’re glad to see so many villagers. There was a smell of oil(?) in the house and there had been children visitors as hand prints were visible on glass doors. Overall a great weekend in a comfortable, welcoming home. Thank you.

The cottage was lovely and the beds were especially comfy (I’d love to know how to acquire a mattress as I have sciatica) .

Only a couple of recommendations NOT criticisms . The bath won’t hold water for long as the plug doesn’t fit well so the water drains away . The crockery is plentiful and of a high standard but there is only one very small,old frying pan and two small pans ,certainly not enough to service a family of 5/6 . The Bodem cafetière was leaking but was easily fixed when we bought a new glass liner . The cottage was very thoughtfully equipped and the welcome pack of biscuits delicious! The children were secure playing in the garden and loved hearing the bell ringing whilst drinking their hot chocolate ; a memory we will long cherish . Thank you

A brilliant comfortable and well equipped house.

We had a lovely stay with family and 2 dogs. Plenty of local walks and places to explore. You need a car to explore the wider Cotswolds but nowhere was more than 40 minutes away. House was one of the best we have stayed in and very good value

Property was in the ideal location and had everything we needed.

It was comfortable and well equipped and we would love to stay again at some point. Thankyou for welcome treats, was a nice touch

When we arrived at the property there was a note to say that the gardener visited once a fortnight.

The garden however was overgrown and the lawn had not been cut for months. There were nettles and brambles growing into the garden which made it unusable. The access to the side patio which we used a couple of times for bbq was difficult due to the overgrown nature of the bushes. To add to this the side patio door was very difficult to close and needed quite a bit of force to do so. That being the case we didn’t want to use the side door. When we arrived the general waste bin outside was over flowing and had not been emptied for some time and was also smelling. We tried to compact it down as much as possible to put our in it. However on our day of departure the bin was covered in maggots which we reported by leaving a note in the property. Overall we felt that the cleanliness of the property was below standard. For example, all the windows were dirty and had hand prints on them. When you moved the stools at the breakfast bar there was a dirt ring on the floor. The hoover did not work very well when we used it and even had to empty the hoover to try and improve it. Others things to consider for the future that would make peoples stay more enjoyable and to improve the facilities would be: Providing a washing line or a “working” airier (the one at holly cottage was broken) if a washing machine is advertised Providing enough bin bags to last the stay - We had to buy our own We also had to buy additional cleaning products, but feel that these should have been provided. The other item I would like to raise is the oil tank did smell a lot and you needed to pass this to access the property.

Beautifully furnished and really well equipped house!

Description was perfect and it was even more beautiful than the photos showed. So lovely to sit at the breakfast bar and chat in the sunshine in the gorgeous kitchen, and play a board game over a cuppa. we all adored it and would definitely love to stay again. My daughter would have happily stayed forever. A Perfect base location for our break and lovely to be able to bring our puppy too and you would never know dogs were allowed as it was immaculately clean. My only comment would it might be worth explaining that the parking space is quite tight / small. We managed to just fit our car in the drive but only just (know there is other parking close by but just might be useful to add to the description)

Great area. Comfortable beds and well equipped

The cottage was fantastic.

The welcoming food package was a nice touch. All the amenities we could have wanted were available. The furnishings were very comfortable and the whole cottage had a homely feel. The outside area was perfect for outside dining and perfect for our dogs. We would highly recommend the property to others.

Fabulous stay in a wonderful cottage.

Very modern cottage and very comfortable - especially liked the kitchen and garden seating and the welcome hamper of milk, bread, eggs and butter, only downside to our stay was the local church clock that chimes every 15 minutes - but with windows closed it didn’t disturb our sleep

Beautiful property, everything thought of, welcome package was a great touch and helped us out instead of rushing out for supplies.

The hand held hoover did not pick up at all unfortunately and a floor mop/bin bags would be good to keep stored. We will be back , us and the children loved the stay.

Wonderful cottage, very clean and comfortable, had every facility, a couple of things we noted were, a proper hoover and mop and bucket would have been handy.

Holly cottage was everything we could of wished for and more!

It was such a pleasure to stay in over Christmas and the host supplied such thoughtful extras. The house was clean and well equipped for our stay. I have never stayed somewhere where I thought the beds were comfier than my own! I would highly recommend staying at Holly cottage and would definitely think about rebooking. Thank you for making our stay so perfect.

We had such a lovely stay; what a truly gorgeous property.

Everything has been carefully thought out, we didn’t want for anything. The beds were extremely comfy, and the showers exactly as you’d want them to be. The house is gorgeous from the outside too, and in such a lovely setting; the children were delighted to see sheep from the bedroom window! The few queries I had before and after our stay were handled swiftly and efficiently. Many thanks again.

Lovely spacious house, perfect for a relaxing getaway

A beautiful cottage with everything you need, clean and a great style.

Has great facilities which had everything we needed. It was perfect for us as was dog friendly and a had a great garden for them too. The village is beautiful, so much character and everyone is really friendly, all saying hello when you pass in the street! I don’t get that often where I live! Good local pub, Chinese available and fish and chips once a week! Great location to see other areas too for shopping, site seeing, walks etc Amenities are great, although if you want a supermarket, which isn’t too far, about 10-15 mins down the road in the car. The parking is a little small so had to park diagonally to fit it in, not too much trouble though and there is further parking in the village just up the road if you have more than one car. There is a church directly behind the house and they ring the bells throughout most of the day/night, but we couldn’t hear this in the bedrooms or front of the house. It definitely didn’t affect our stay in any way. Would most definitely stay again and great value for money. Everyone enjoyed their time away.
