2nd time staying here.

Lovely place to stay, peaceful surroundings and near to all the places we wanted to visit

A very well appointed cottage we didn't have any complaints.

Also apart from being a wonderful accommodation the property is very well placed for all the excellent tourist attractions.

The Roost is in a relatively quiet spot within a farm outside of but near enough to Stratford-upon-Avon.

Everything within The Roost was great. Beds so comfortable and beautiful linen to. Living room really cute and the kitchen had everything, so much crockery, pans, etc for cooking. Waitrose for shopping not far away and Stratford Garden Centre is fab to, food in Cafe is excellent. A definite on the list for a return visit. Follow the owners directions for how to locate The Roost. They do work, albeit I didn't quite get there in the dark.

I have stayed at lots of sykes cottages over several years and enjoyed them and they were visually just like the picture on your listing but sadly this one was not.

We were very disappointed with this cottage, it seemed very dated and very tired as though the host had given up on them. There was no welcome pack not even a small bottle of milk in the fridge. The property states it has a washing machine and freezer unfortunately these were in another building not in the cottage this needs to be changed in the listing. The whole place was run down on the outside and the gardens not well kept at all. The wooden furniture in the living room was very worn and marked the sofas very uncomfortable all need replacing. Another guest in the cottage next door who also booked through you were very disappointed with their cottage too. I have used your services for many years and always been pleased and the properties have always been as listed but sadly this one let your company down and if it had been my first experience with your company I would be very dubious about booking through you again but I know from experience your properties are usually of a high standard sadly this one did your company no favours at all. It was clean enough inside I suppose I can say that and the beds were comfortable, the bathroom and kitchen were ok and it was close to town but that's about all I can say that's positive about this property. As I say I feel the owner has given up on these properties. Their are two new properties that are being done so maybe the one I stayed in is going to be renovated and brought up to date as they don't look to have been maintained especially on the outside for a considerable length of time. As I say a very disappointing property that I feel let's your company down and your reputation for good quality well maintained properties.

Great little place with everything you need for a great stay.

Very clean and comfortable. Our kids loved the box of toys in the shared utility room. We would book again. There is another holiday let next door which wasn't mentioned when booking.

First impressions upon arrival, were of a run down establishment.

We were met by a dingy exterior with rotten cills with bits falling off, scruffy wooden windows. A garden house with broken lights, bits of canvas tied onto it held down with bricks and breeze blocks it was very dirty, the picnic table and seating needed cleaning. There was plant tubs with old dead plants or just empty ones, the patio to the rear was dirty and weeds growing in the cracks an old hoe someone had just left on the floor. The general air of neglect was evident with unpainted fencing and a general run down look to the place. Thankfully the the inside was clean and functional, there was no welcome note ( or pack nice touch if one is left) although we saw people around during our stay, the owner/manager never made themselves known to us. I would add that there was out of date food items left in the cupboard which we threw away. We have stayed on many Sykes cottages and this is the worst, shame when a bit of interest by the owners and effort it could be really nice. Must try harder Sykes and inspection by yourselves would have sorted things before it got to this point.

Comfortable stay.

Lovely surroundings, though the lawn needed mowing and the garden was in a poor state. Windows and sills on the road side needed de-cobwebbing as we had quite a few spiders inside. Summer house needs attention so that it can be used. Close to where we wanted to go.

Good accommodation, lack of information regarding property eg recycling, Wi-Fi and local facilities.

Also no freezer or freezer compartment in fridge.

We had a lovely few days in the Roost.

Very quiet and peaceful. Ideally located just a couple of miles from Stratford so perfect for visiting all the attractions there. Stratford Marina Car Park very busy but ideal if you get there early - £4 all day!

Very peaceful place, just as easy to get taxi into Stratford, cheaper than parking car lol, facilities as described and very clean.

Although you are on a working farm buildings at rear of farm and the only noise is the occasional tractor and sheep nice views and well kept grassed area for residents

We felt really safe and the location was very convenient.

We have stayed in many cottages over the years.

The Roost was spotlessly clean but a little soulless! With 3 adults it was concerning that the only toilet was very slow to refill. If the property were mine to let I would install a permanent blackout blind in the twin bedded bedroom and consider hanging some pictures and or posters which suit the scale of the rooms they are in and reflect either the farm or the closeness to Shakespeare’s birth place. I would have appreciated any instructions ( the Wi-Fi code was scribbled in the front of the visitors book. ) The facilities were as described and the owner helpful but I believe with a few tweaks the property would be great instead of adequate.

Lovely place to stay, good facilities and great views.

Very relaxing. Lots of DVD's in the drawer but no player to be able to watch any. Maybe one could be obtained as definitely still useful when rubbish on television.

My wife and I were seriously impressed by The Roost.

It is extremely well-appointed, and a lot of thought has clearly gone into getting it right. The level of cleanliness is exceptional, and everything is there to make a stay enjoyable. The owner is very unobtrusive and relaxed, which is just what we like. The farm environment is a great bonus, and the birdsong is quite extraordinary. We have every intention of returning.

Delightful self contained & quiet property on the ground floor.

Ideal location for excellent meals at the New Inn - in the village - which is adjacent to the bus stop for the half hourly bus service into Stratford- which can take under 10 minutes. The owners left a pint of milk & a box of eggs in the fridge which was a very welcome surprise!

Had everything we needed, felt clean and homely and a good base for nearby attractions. Would definitely come again!

Another lovely peaceful stay here, this time at the roost, last time we stayed in cotswold view, warm welcome and clean and comfortable as usual, very convenient to travel to Stratford upon Avon and for visiting family nearby, we will definitely keep returning.

A very clean property with comfortable furniture and beds.

Good parking. Quiet and peaceful with views of the country side and conveniently placed for Stratford and other places to visit. However, twin bedroom has no wardrobe and only a few hooks on the wall to hang clothes. Kitchen has good saucepans but limited trays dishes for oven cooking.

Very disappointed with sofa someone had obviously tried to clean it , however dirty water stains had to cover them with our own blankets .

Felt very uncomfortable because of sifas being grubby . No where to hang clothes in twin bedroom only few hooks on wall . Cost of accommodation was overpriced due to some of the conditions

We all enjoyed our stay at the Roost.

A comfy and well maintained ground floor place to stay. It is very well placed for visiting Stratford and other places e.g Broadway. Although we had a problem with tv reception this was quickly sorted out as the owner is on site who is also very friendly. We had meals at the "New Inn" which is in the nearby village and we enjoyed the food. We all slept well in the comfy beds and the peace and quiet was lovely at night. We have already recommended The Roost to friends and would certainly stay here again.

We found the roost clean and comfortable five minutes to Stratford.

and easy to travel elsewhere. The owners are very pleasant. It is quiet and peaceful with views of the country side. Nice lawn to sit and eat outside. Would love to return when in the area. Many thanks.

We had a lovely time.

The owners were really friendly and welcoming. The location was perfect. Just a few miles outside Stratford upon Avon. Our two children loved living on the farm. They had the privilege to bottle feed some orphan lambs and we were very excited to witness some lambs being born. That was the highlight for my seven year old. Thank you for allowing us to share this experience.

One of the best cottages we’ve stayed in( we’ve stayed in many ). The beds were so comfortable.Very peaceful yet only two and a half miles from Stratford. The farmers Mum very helpful ,friendly and always smiling. We certainly will be returning.

Well appointed cottage.

Low lighting in sitting room and kitchen, needed torch to see oven controls. But generally a good place to stay. CnC. Northumberland.

This is the third time we have been to the Roost.

It is for four people but my husband and I like the space for the two of us. Windows look out onto the sheep. It is a working farm so expect to see a tractor run by the window from time to time. The farmer's mum is very welcoming. Wonderful, I'm sure we'll be back.

Nicely situated on a sheepfarm with lots of cute little lambs to look at. Good choice for Stratford upon Avon and Cotswolds.

All on one level so it was easy for my 87 year old mother to get about. Well equipped kitchen, comfy beds and large lounge area. Only a few miles from Stratford so an ideal base to visit the town and its many attractions. The butterfly farm was great to visit and a must for photographers. The Roost is a great property for rental, with beautiful scenery and very peaceful.

The hostess is very welcoming and friendly. The place was very clean, comfortable and with all necessary equipment. We have just booked the Roost again for our April holiday, it really felt like home away from home.

It was very hot but we were able to sit in the shade of the trees at the bottom of the communal garden with beautiful views across the fields

The people on the farm were lovely, the farm and area were tranquil and restful.

The WiFi mentioned in previous reviews was fine we used phones, tablets and kindles no problems. We are going to return to this cottage

Overall it was a really nice place, and friendly and helpful owners.

We really enjoyed ourselves. Just a few suggestions for the future: Having a really good internet connection is so important these days, especially with the covid-19 pandemic. People want to work from home and when on holiday, and some will rent a place simply to work the whole week, as a break from home. So while we eventually got the internet to work, (the difficulty was that the security password wasn't written down accurately) we weren't sure how reliable it was. I would put some effort in to make sure it is reliable and fast and can then be advertised on the listing as a feature. We had to ask if internet was available when booking - it should be seen as a key feature. A clearer and cleaner sign at the entrance to the farm would make a better initial impression than the current one, and perhaps a few arrows as you near the buildings to direct you to the cottages. We found them OK, but it was a bit of guesswork the first time. But overall a great place to stay

Beautiful secluded country location. Comfortable with all necessities. Fully recommended.

Would have given the property a 10 had the entrance sign been more visible and maybe a pre warning of the entrance as well, but the property itself and the area it was in were superb.

The Roost is in a beautiful farm location, with amazing views and sunsets!

The owners were very warm, welcoming and helpful, answering any questions we had. The Roost is attractive, clean and spacious accommodation, with a lovely shared garden which you can sit out in and enjoy the peaceful surrounds. It’s really well situated for Stratford-Upon-Avon, the Cotswolds villages and National Trust properties as well. The nearest supermarket isn’t far away either. The Roost is a real gem and we would highly recommend it. We’d definitely return!

Great location central to so many sights within 30mins and Stratford-upon-Avon was only 5min drive away.

The cottage is spotless, well equipped, warm in the colder months.

Owners very friendly. It is very convenient for Stratford and the supermarket which is on the way there (or back). We enjoyed watching the sheep and the birds! Just one thought-if following satnav-ignore it when you are told 'you have arrived', just carry on a Few hundred yards more to the farm entrance. The sign is set back somewhat, so not so easily spotted on approach.

A quiet farm with a very friendly owner. In easy reach of lots of interesting places and within walking distance of Stratford-Upon-Avon along the Greenway.

Stratford upon Avon is a lovely place for a holiday.

Learn about Shakespeare and/or just relax by or on the river. Lots of good places to eat and drink. The Roost is perfect accommodation, it is clean and uncluttered and everything is of good quality. It is based on a working farm so expect a tractor to pass by your window from time to time and to hear and see the sheep in the field opposite. Wonderful! The owners live onsite and are friendly and helpful.

Very clean and well equipped. Large fenced garden with outdoor furniture where little ones can play safely with the play equipment provided. A perfect location for exploring the Cotswolds. Would highly recommend this holiday home.

Well equipped. Nice and clean. Really peaceful location.. Will need a car though as it is quite rural , but lovely views so worth the trip.

Excellent location for visiting Cotswolds area or just relaxing around Stratford.

Shame we had to go out and buy some bottled water as the water was cut off at the end of our holiday due to a burst water main nearby.

This lovely little holiday home was everything we wanted it to be, and more.

Very welcoming and perfectly situated, it is close enough to Stratford (barely 10 minutes) to get into town quickly and easily, but far enough away to provide peace and quiet at the end of a busy day sightseeing. I couldn’t recommend it more.

The cottage is in a great location - only a few minutes drive from Stratford and within easy reach of so many other attractions.

The garden area outside cottage is lovely for children to play in. The lady who runs the cottages was very friendly and helpful. The confirmation e-mail we received from Sykes after booking was really helpful, with all the info we needed in one place.

We've been renting holiday cottages for 8 years and The Roost was the cleanest we've ever stayed in!

It was comfortable and well appointed, on a working farm and the owners were very friendly and helpful. The location was perfect for us, a real country retreat but close to several routes into the Cotswolds. We would definitely stay at there again.
