Hawthorn Barn

The accommodation on first glance appears lovely but on closer inspection reveals its tired nature.

The kitchen was well equipped and easy to use. The lounge area was pleasant with a tv that dominates the room. However said tv is frustratingly lacking in capabilities. I suspect this may be because the internet is sporadic and lacks the reliability to allow you to watch any streaming services, which are the only things available on the tv, for any length of time before you have to reset everything. The bedrooms are nice with comfortable beds and services with either en-suite or separate bathrooms. Overall the property needs a little tlc to make it really special, oh and a new tv with watchable channels (bbc, itv etc) and reliable internet.

Beautiful property, a real hidden gem.

We absolutely loved our time at the barn. It was comfortable and spacious for 5 adults and having plenty of bathrooms was a huge plus. The decor was beautiful and it was in a great location for the wedding we were attending as well as nearby Bourton-on-the-water and Cirencester which we visited. We had a slight issue with the fire alarm beeping when we arrived but this was sorted so quickly by the out of hours help and we couldn’t fault the stay.

Stayed for 4 nights in what is a fabulously converted barn, the quality of the refubishment is of a high standard, we would stay again if the following was implimented.

Entrance to the property is overgrown and ill maintained, flower boarders overgrown and so is the drive. The owners old car is parked under the carport entrance to the access courtyard making it difficult for unloading/loading your belongings which is not ideal when you have two vehicles. The courtyard is in need of a jetwash and some tlc to the planting/grass and exterior. Apart from that the property is ideal and central for everything required in the cotswolds and is of a very high standard internaly just lacking a little TLC

Slight issue with the heating but this was resolved very quickly.

I think the property had not been used in a while as it was very cold on arrival. The property is next to a very busy road but once indoors you would never know. The kitchen was well equipped, bedrooms a good size and beds very comfortable. It is a beautiful property and would use again and recommend to others. Great location for the Cotswolds.

We loved our stay at Hawthorn Barn.

We found the location to be really good, only a short drive to North Leach town centre and close to many other of the Cotswold villages. You do have to drive everywhere, but for us, that didn’t matter. The size and space in the property was perfect for the six in our party, and it was lovely that each couple had their own bathroom. There was plenty of utensils and cooking equipment in the kitchen so we didn’t have to bring anything (which was great). We were also really pleased with the washing machine and tumble dryer, this was helpful when staying for a week. The beds were very comfortable and the showers the perfect temperature. I would say that the property could do with a bit of touching up in terms of scuffs/paintwork and it would have had more cleaning products available to use (cloths/sprays etc) - but aside from those minor things, everything was lovely. All in all a great stay, and we’ll definitely be booking to stay again in the future!

Arrived Friday 2nd for three nights chosen for how cosy the accommodation looked and ideal location for exploring the Cotswolds.

We were so pleased with our choice everything we wanted for our family break whilst roomy it was cosy and comfortable . Loved the large smart TV perfectly for cosy evenings . Kitchen was well equipped with double oven and all utilities ( we like to cook ) Three bedrooms were lovely and perfect with two on suite then family bathroom. Lovely utility room if required. The only negative ( which would stop us returning) was the beds were so uncomfortable which was really disappointing. My daughter who is 35 weeks pregnant didn’t stay the third night she returned home as she’d had two poor nights sleep . I came home shattered as I hadn’t slept properly in three nights . For the owners , pleased update your mattresses and we will be back in a heart beat. Otherwise one of the nicest accommodation we have stayed in ( we have stayed in many ) Other thing to mention the barn isn’t on the mains water supply, it has its own water tank. On the Sunday afternoon we ran out of water ( tank/ pipes was frozen . We called the emergency n0 someone came out to us in forty minutes with water carriers . Very prompt, within an hour or so water was back on. So no complaints in that quarter .

We were so happy when we arrived,as our stay was over Christmas , and we had a beautiful tree and lights.

the accommodation is beautiful and plenty of room for six adults. We were nervous about cooking Christmas dinner in someone else’s oven, but we didn’t need to be as it has two ovens and both are great . Two large sofa’s in the living room was great for watching movies . We all said we would stay again . It is also a great location for visiting all the lovely towns .

Cosy and stylish barn conversion

The barn is very nice, in good condition, well equipped and quite spacious.

The kitchen is really spacious. The beds were comfy and the bathrooms clean and the showers hot and flowing. Given the time of year we didn't use the patio, but in summer it would be very pleasant, albeit there is some traffic noise. Parking is no problem at all. There was a problem with the heating, but the emergency number contact dealt with us very professionally, arranged a call-out and temporary solution that evening and the problem was fixed next morning. No complaints there. It was good. We all enjoyed our stay.

This is our second time staying here to visit family nearby and we loved it just as much!

Beautifully laid out space and everything we needed to prepare meals while we were there. The linens and towels are great. Looking forward to coming back next year!

We loved the Property, very cosy, beautifully furnished and the kitchen well stocked.

However, the 4pm check in and 10am departure is far too short. Although a lady did kindly call early aftn to say the Property was ready for us, yet we hadnt even left home so unfortunatley we cldnt get there any earlier! And NO hot water for showers. Overall, a great place in an isolated location yet accessible to all the lovely cotswolds towns and villages by car. Thank you!

The cottage was absolutely gorgeous!

! We used it for the bridesmaids to get ready before our wedding and then myself and new husband stayed for the week after and it has been just perfect. It’s such a beautiful house and looks great in all the photos. We held a night before party in the Wheatsheaf inn where our family and friends were staying. The barn is off a main road so we were unsure if you could walk to the main town. I tried to look at reviews before but couldn’t find anything that said about this. We walked to the town in the day time (I maybe wouldn’t at night). It was along a small amount of the main road but there is a grass verge and then through a field but it was reassuring to know if we went for dinner in the town and couldn’t get a taxi you can walk if needed. Whilst it’s just off a main road it’s surprisingly quiet and secluded. Any questions we’ve had the hosts/platform have been very very helpful! I would definitley recommend!

Extremely comfortable accommodation. Beautiful furniture and fittings. Could not ask for more.

Could do with shelves in twin bedroom wardrobe.

Cut back where key safe is. Expected outside seating for 6 people. Very impressed with everything including very comfy bed. Lovely holiday. Natalie & Tony

Excellent Cottage with great facilities

Lovely place to stay, everything there you would need.

Main road near by gets to you after sitting outside for a while, no tv's in the bedrooms and no live tv in the lounge due to lack of a tv license i presume. Big problems with the WiFi. If you want to leave all that behind it would be perfect for you, very private!

Very clean and spacious.

Fly screens over the doors annoying as impede a quick entry/exit especially when it's raining and bringing luggage in/out of the property. Property very warm.Instructions on how to adjust heating would be good.We had to open the sliding doors at night to be able to sleep.

Lovely, beautifully decorated cottage.

We were made to feel very comfortable and welcome. It does feel like someone wants you to enjoy your stay and genuinely wants to you feel at home. No corners cut. We wished we had stayed one more night. The only thing is that it didn’t match the postcode given and was tricky to find. It’s literally just off a roundabout.

The barn was lovely, the only drawback is the check in and check out times were too late and too early to enjoy the area.

Thanks so much for having us, it's a beautiful place and incredibly comfortable. It would be massively helpful to have a few more dishwasher tabs - we were six adults and we ran out on the first day. Just to flag that the location on your map on the website isn't quite correct, and the postcode isn't right. Correct postcode is GL54 3NJ. We struggled to find it initially and the Tesco driver was delayed for a couple of hours! The property is stylish and the fittings are of good quality with lots of space.

Lots of car parking. However, although the kitchen and bathrooms were clean the floors throughout were extremely dusty, lots of cobwebs around. Outside the property needs attention particularly the drive and courtyard which is overgrown with weeds and does not give a good impression. The refuse bins were overflowing and would attract vermin. There is a bad drain smell, worst in the bathroom of bedroom two. The utility room is totally cluttered, it looks like people have left things, eg hiking boots. We feel that as a family property there should be a highchair and cot available, there is plenty of space to store. Finally, the reading material needs checking the explicit “Memoirs of a porn star” is not appropriate for a family property! It could be beautiful, however, it did seem a little unloved.
