Not only that, but as one of just nine homes within a special, gated area (an estate-within-an-estate!), the property offers access to a private pool and gym, and it is situated about 30 seconds from your front door minutes from the Artspa. The approach to Tawny is across a small footbridge, over a small waterway, and it enjoys open-plan lawned areas to front and rear, plus a second grassed area accessed via a shared footbridge adjoining Somerford Lagoon.

Kitchen is super elegant with a breakfast bar, a large American-style fridge freezer, first class fitments and accessories, and a beautiful hardwood oak floor to complement the contemporary sophistication of the surfaces, units and storage. Opens towards the living area. Wine cooler, gas range, double oven, microwave, dishwasher, everything you need to entertain.
Dining / Living Area, a large living room area, with formal dining at one end, and a breakfast table overlooking the lake to the rear. It leads on into a living area comfortably equipped with three sofas and two easy chairs, a wood burning stove and huge wall-mounted plasma TV. Floor to ceiling glazed areas provide access to an enclosed, decked area overlooking the lake.

Bedroom One a beautiful bright room with double bed and wardrobe.
Bedroom Two is the Master bedroom with king size double bed, large built in wardrobes, TV and DVD player and easy chair to relax. Step out onto your own private balcony with table and chairs. Ensuite bathroom with shower, WC and washbasin.

Bedroom Five with king bed, this bedroom occupies the majority of the second floor and has wardrobe and chest of drawers.

The Lower Mill Estate is a 450 acre private nature reserve, making it a nature lover's paradise. As a guest, you are free to enjoy the whole Estate at your leisure. You may want to enjoy a peaceful walk around one of the beautiful lakes, fish, and bird watch from one of the hides or sail on one of the lakes. Artspa offers indoor, outdoor (heated) and eco pools, as well as a state of the art gymnasium and an exceptional selection of spa treatments. A small farm shop is situated in Mill Village, offering all of the essentials.

Lower Mill is one of the prime locations within the Cotswolds and specifically the Cotswold Water Park. It is situated approx five miles outside the historic Roman town of Cirencester (sometimes described as the 'capital of the Cotswolds') and very much in the heart of the Cotswold region, making it an excellent base for exploring the wider Cotswold area.
The Lower Mill Estate is a private community of architecturally designed homes, all set within a private 500 acre nature reserve, with two Sites of Special Scientific Interest and a host of wildlife and fauna that make it quite unique in this part of the country. The majority of the houses within the nature reserve are used by their owners as weekend/holiday homes. Many of the owners are families with young children or couples who enjoy the peace, the nature and the tranquillity that this location affords. Added to this are the varied outdoor activities available including walking, sailing, fishing, cycling, tennis and swimming to owner-organised community festivals on the August Bank holiday and New Year holidays.
The few houses that are available for holiday rentals are ideally suited to family gatherings and guests who want to relax in a beautiful home and enjoy the amazing natural outdoor environment and ArtSpa. It is not suited to noisy parties - hen and stag parties are prohibited! As a guest, you are free to enjoy the whole Estate at your leisure. Many people comment that Lower Mill often feels like a time warp back to days when children can run about freely and safely (with the respect of water of course). You may want to enjoy a peaceful walk around one of the beautiful lakes, fish, and bird watch from one of the hides or sail on one of the lakes. Free access passes to the on-site ArtSpa, a luxury spa with slate lined 20 metre indoor and outdoor heated pools, outdoor plunge eco pool, steam room, sauna, fully equipped gym and treatment rooms for a range of massages and spa beauty sessions.
Lower Mill also has two tennis courts, two children's play areas, 450 acres of private nature reserve with lakeside walks and cycle routes. Wildlife includes over-wintering wildfowl, otters, owls, bats, deer and the first European beavers to be introduced into England.
