Swan's Rest is truly a luxurious choice for friends and families. Set back from the westerly shoreline of Swillbrook, Swan's Rest benefits from stunning views across the lake from the first-floor balcony enjoying the late afternoon and evening sunshine. Swillbrook is a Site of Special Scientific Interest (SSSI) so you will enjoy uninterrupted views over the lake as there are no water sports allowed. Completed in Summer 2017, this is one of our most popular house types offering three ground floor bedrooms, two bathrooms and first floor living/dining benefitting from fully glazed rear elevations which provide stunning views. There is a fully fitted kitchen and tv room/ study. On the second floor mezzanine you will find a master bedroom suite which is open plan to the living area below. The property is within a 5-minute walk of both the Restaurant and Spa facilities. The owners have taken great care over the internal furnishings and have ensured a high level of fixtures and fittings with oak flooring to the main living areas and carpets to bedrooms.
Naturally and as you would expect, guests have full access to the Spa and Gym as well as the three pools. Ideal for familes and children, it is equally a great location for friends to enjoy a get away.

Bedroom One with bunk beds and built in wardrobes. Family bathroom with double shower, WC and wash hand basin.
Master Bedroom Two with King size double bed, built in warrobes and chest of drawers. Ensuite bathroom with WC, basin and shower over. Slide doors open onto decking and garden. from outside there is a spiral staircase leads you up to the first floor living area.
Bedroom three with twin single beds. Built in wardrobes and ensuite bathroom with washbasin, WC and shower. Slide doors give you access to the decking area.
When you climb the stairs you arrive at the beautiful contemporary living space with living room dining area and kitchen. Floor to ceiling windows and skylights let light cascade through even on our wintry days. Views across beautiful Swillbrook lake.
Kitchen with a cool contemporary high gloss finish, and granite worktops. Enjoy cooking and socialising while your family or guests are nearby to chat. Fully equipped, a large fridge freezer, wooden flooring throughout, 5 ring gas hob and oven, dishwasher, washing machine, tumble dryer. Kettle and toaster.

You'll love this, above the living room is a mezzanine with bedroom 4 super king size bed which can be made up as two singles. Bedside cabinets and large ensuits bathroom with washbasin, WC and walk in shower. The view from here is to die for, treetops an unspoilt lakeview while you enjoy a coffee from the comfort of your bed!
The property has a large decked area which is accessed from two of the ground floor bedrooms. From the first floor is a balcony with spiral staircase down - both areas have seating and enable guests to dine outside.
The Lower Mill Estate is a 450 acre private nature reserve, making it a nature lover's paradise. As a guest, you are free to enjoy the whole Estate at your leisure. You may want to enjoy a peaceful walk around one of the beautiful lakes, fish, and bird watch from one of the hides or sail on one of the lakes. Artspa offers indoor, outdoor (heated) and eco pools, as well as a state of the art gymnasium and an exceptional selection of spa treatments. A small farm shop is situated in Mill Village, offering all of the essentials. Also available is local bike hire for adults and kids and canoe, kayak and paddle board hire for adults and kids (subject to water temperature).

Lower Mill is one of the prime locations within the Cotswolds and specifically the Cotswold Water Park. It is situated approx five miles outside the historic Roman town of Cirencester (sometimes described as the 'capital of the Cotswolds') and very much in the heart of the Cotswold region, making it an excellent base for exploring the wider Cotswold area.
The Lower Mill Estate is a private community of architecturally designed homes, all set within a private 500 acre nature reserve, with two Sites of Special Scientific Interest and a host of wildlife and fauna that make it quite unique in this part of the country. The majority of the houses within the nature reserve are used by their owners as weekend/holiday homes. Many of the owners are families with young children or couples who enjoy the peace, the nature and the tranquillity that this location affords. Added to this are the varied outdoor activities available including walking, sailing, fishing, cycling, tennis and swimming to owner-organised community festivals on the August Bank holiday and New Year holidays.
The few houses that are available for holiday rentals are ideally suited to family gatherings and guests who want to relax in a beautiful home and enjoy the amazing natural outdoor environment and ArtSpa. It is not suited to noisy parties - hen and stag parties are prohibited! As a guest, you are free to enjoy the whole Estate at your leisure. Free access passes to the on-site ArtSpa, a luxury spa with slate lined 20 metre indoor and outdoor heated pools, outdoor plunge eco pool, steam room, sauna, fully equipped gym and treatment rooms for a range of massages and spa beauty sessions.
Lower Mill also has two tennis courts, two children's play areas, 450 acres of private nature reserve with lakeside walks and cycle routes. Wildlife includes over-wintering wildfowl, otters, owls, bats, deer and the first European beavers to be introduced into England.
