Property Information

Prospect House is a wonderful, rambling Georgian country house, perched on a hillside overlooking the ever popular market town of Painswick. The current owners have taken great time and effort to create a unique and welcoming holiday home spread across three floors, where luxury and quality are considered standard, all mixed with deep comfort to create a stunning and peaceful retreat. The views towards Painswick are simply stunning and can be enjoyed through floor to ceiling windows to the south west of the house. The kitchen is as good as it gets and will excite keen cooks, with all manner of kit including an induction hob, huge AGA, you name it - there is even a special induction 'Wok spot'. 
Upstairs are four good sized bedrooms with four bathrooms, each super-stylish! Outside are extensive gardens, including a hot tub for year round exclusive use - great fun for sure! An absolutely unique home in every respect and thoroughly recommended. The house can accommodate upto a maximum of 10 people, with extra beds available if required*

ACCOMMODATION

Entrance through to large hallway, leading to large open plan living spaces.
Living Room with enormous 'corner-style' sofa, woodburning stove, large flatscreen TV with surround sound and including Sky movies package. (There is also a door to the garden.) This room leads to stunning kitchen.
Kitchen, beautiful and wonderfully equipped for the 'master' chef - large AGA with multiple ovens, induction hob, induction Wok hob, two oven / grills, microwave, plus a separate larder kitchen with dishwasher, large fridge freezer, storage and wine rack. Dining Table to seat 12 easily.
Viewing Room, gorgeous room spanning the width of the house with perfect views; ample seating with sofa and armchairs and large sliding windows.
Cloakroom with WC and washbasin.

First Floor
Master Bedroom
with super king size double bed, wardrobe, dressing table and chest of drawers, wall mounted TV. (Please note that the beds can be split into singles if preferred.) Bathroom with a modern, free standing 'Organic' bath, WC and washbasin
Bedroom Two with 4ft 6in double bed with wardrobe, chest of drawers, with day bed also*
Family Bathroom with bath with shower over, WC and washbasin. (Within this room there are is also a separate area for the commercial size(!) washing machine and tumble dryer)

Second Floors
Please note that the two bedrooms on the second floor are accessed via their own individual stairs, at either end of the first floor landing area.
Bedroom Three with 4ft 6in standard double bed, wardrobe. Ensuite Bathroom with Mirs power shower, WC and washbasin. *There is an extra single bed in Bedroom Three, which can be made available if requested.
Bedroom Four with 5ft king size double bed, (zip & link which can be separated into two singles if required,) plus wardrobe. Ensuite Shower Room with shower, WC and washbasin.

Outside
The house is surrounded by a large garden. From the sun room, there is a large terrace area enjoying 'those' views with a table and chairs. There is a HOT TUB# in the garden beneath a wooden chalet, available for year round use! There is ample off street parking. Parents please note: there is a small pond in the garden (pictured). There is a safety mesh in place, but we suggest that children are not left unattended in the garden at any time.

Children Welcome. Cot & High Chair Available. Ample off street parking. Heating & Electricity incl. No pets.

There is a Security Deposit of £400 required by the owners at this property. 

#Hot Tub available all year around.
*There are two extra beds available, allowing a maximum of 10 people to stay in Prospect House. Use of the beds is charged at £75 extra, each (either for a weekend or per week). These can be arranged prior to your stay, or alternatively directly with the Housekeeper who lives next door.

Map & Local Information

Prospect House sits in some of the Cotswolds' most attractive countryside. Perhaps best known for its association with Laurie Lee and Cider with Rosie, the region is exceptionally popular with walkers as Frith Wood nature reserve walk is 100yds away from Prospect House 

Slad is gorgeous and 'ultra Cotswolds', packed with traditional buildings, winding lanes and beautiful views. The Woolpack pub is a traditional old Cotswold pub with outstanding food and exceptionally friendly and literally a mile down the hill, and famed as much for its current warm welcome as it is for the place Laurie Lee regularly attended! Another point of interest, the film of Cider with Rosie is currently being made nearby.

The nearest 'town' is Painswick, which can be seen from the house, across the valley, is a delightful market town with a wide selection of shops and places to stop and relax (think coffee shops). It too has some gorgeous architecture - the church is particularly eye catching with it's famous 99 yew trees, and there are some lovely pubs to choose from also. For a wider selection of shops Stroud is about 8 minutes away where you will find a Waitrose, Sainsbury's and Tesco's. On every Saturday there is a Farmer's Market in Stroud - one which is widely regarded as the best in the Cotswolds, with plenty of organic produce, food, cheeses and much more. Stroud also has a modern 6 screen cinema for all the latest movies.

 

Cheltenham only 20 minutes away is a regency town and was specially designed as a pleasure health resort for wealthy visitors, it has outstanding museums and art galleries, the Everyman Theatre, which host very good productions including the Russian Ballet. Cheltenham has a vibrant culture of restaurants, bars and fine dinning plus great shopping.  

Gloucester also only 20 minutes away, famous for it's Cathedral, one of the finest medieval buildings in the country where Harry Potter was partly filmed.  Historic Gloucester Docks with boat trips and guided walks in the summer, there are plenty of museums, restaurants and café bars and for shopping there is Gloucester Quays designer outlet. 

   

This is a location that is very much 'deep in the Cotswolds', reachable either from the M40 or better still via the M4 or M5. Once you pull off the motorway, within minutes you are travelling through proper countryside and about to enjoy some of the finest that the Cotswolds has to offer. Heartily recommended

"Prospect House was so warm and welcoming we didn’t want to leave. It was perfect for our family of 6 adults and 3 children and 1 baby. We had plenty of room to spread out and still have our own space. The Hot Tub was most enjoyable by those who used it (we would have loved to use it more but ran out of time…so much to see, so much to do…(we needed more time!!!) We all loved the pet goats too. The sun room was warm and welcoming and we loved to watch the views over Painswick as the day began and ended. The kitchen is magnificent and the AGA got quite a bit of use. We loved everything about this house!!"
