Set overlooking Howell's mere Pennyroyal is a wonderful choice for a family holiday. Contemporary and stylish, Pennyroyal is a 3 bed lakeside property that is furnished to a high and distinct standard. Features of note include a spacious enclosed ground floor decked terrace with outdoor furniture, a wood burning stove in the living area on the first floor as well as a luxurious balcony to enjoy views across Howells Mere Lake whilst dining. The property, as you would expect, is very well-equipped and comfortably caters for six guests. We really like this property, it's beautifully decorated with all mod cons and luxuries as it has a sense of calm and serenity, mainly due to its fabulous view towards Howells Mere lake.
For families and friends alike, plenty of space to relax and unwind, socialise and sit outside. Naturally and as you would expect, guests have full access to the Spa and Gym as well as the three pools. Ideal for familes and children, it is equally a great location for friends to enjoy a get away.

Bedroom One with a king size double bed and built in wardrobes. Access to the waterside terrace from the bedrooms with views of the lake.

Bedroom Two overlooking the lake with large bunk bed, single above double bed (sleeps 3), Ensuite Bathroom (Two) with whirlpool bath (shower over), WC and washbasin. This room luxuriously looks out to the lake with sliding doors leading to outdoor decking.
The first floor makes this property very special with a part-vaulted ceiling over the living area creating a sense of light and space. Open plan kitchen area with granite work surfaces, dining area with large table and chairs (to seat 6), feature wood burning stove all complimented by oak flooring. Access to the first floor balcony, again providing views across Howells Mere Lake with outdoor seating and dining table for 6. Inside, the stairs rise to the mezzanine level, which is open plan, bedroom 3 is a large double futon and WC. Flat screen TVs in all 3 bedrooms. The homeowner has taken great care to provide a 'home form home' experience to make for a very welcoming and relaxed stay. The accommodation sleeps six including the mezzanine bedroom.
The property has a lakeside decked area which is accessed from two of the ground floor bedrooms. From the first floor is a lovely decked area - both areas have seating and enable guests to look across the lake.
The Lower Mill Estate is a 450 acre private nature reserve, making it a nature lover's paradise. As a guest, you are free to enjoy the whole Estate at your leisure. You may want to enjoy a peaceful walk around one of the beautiful lakes, fish, and bird watch from one of the hides or sail on one of the lakes. Artspa offers indoor, outdoor (heated) and eco pools, as well as a state of the art gymnasium and an exceptional selection of spa treatments. A small farm shop is situated in Mill Village, offering all of the essentials. Also available is local bike hire for adults and kids and canoe, kayak and paddle board hire for adults and kids (subject to water temperature).

Lower Mill is one of the prime locations within the Cotswolds and specifically the Cotswold Water Park. It is situated approx five miles outside the historic Roman town of Cirencester (sometimes described as the 'capital of the Cotswolds') and very much in the heart of the Cotswold region, making it an excellent base for exploring the wider Cotswold area.
The Lower Mill Estate is a private community of architecturally designed homes, all set within a private 500 acre nature reserve, with two Sites of Special Scientific Interest and a host of wildlife and fauna that make it quite unique in this part of the country. The majority of the houses within the nature reserve are used by their owners as weekend/holiday homes. Many of the owners are families with young children or couples who enjoy the peace, the nature and the tranquillity that this location affords. Added to this are the varied outdoor activities available including walking, sailing, fishing, cycling, tennis and swimming to owner-organised community festivals on the August Bank holiday and New Year holidays.
The few houses that are available for holiday rentals are ideally suited to family gatherings and guests who want to relax in a beautiful home and enjoy the amazing natural outdoor environment and ArtSpa. It is not suited to noisy parties - hen and stag parties are prohibited! As a guest, you are free to enjoy the whole Estate at your leisure. Many people comment that Lower Mill often feels like a time warp back to days when children can run about freely and safely (with the resepct of water of course). Lower Mill also has two tennis courts, two children's play areas, 450 acres of private nature reserve with lakeside walks and cycle routes. Wildlife includes over-wintering wildfowl, otters, owls, bats, deer and the first European beavers to be introduced into England.
