Property Information

Maisey Cottage has a long history, over 200 years in fact and much of it in the same family that owns it today - so it comes complete with some special memories too! Inside the Grade II listed building, is a tranquil and attractive holiday home, full of character and charm - there are beams everywhere, the odd wonky floor board and low ceiling all giving the building a unique feel. It certainly fits the bill for couples who love the "slow life" - but who also want to enjoy some modern creature comforts for a relaxing holiday. The smart, contemporary kitchen is the heart of the house. It is well equipped and with the joy of bi-fold doors you can experience real "inside-outside" living (with a covered area that allows guests to enjoy the fresh air). The living room couldn't be more cosy - large sofas, a wood burning stove belting out the heat and with rugs and a flagstone floor, it's the perfect place to snuggle and relax. Upstairs are two bedrooms, each with views across the village and countryside. Throughout the cottage are some lovely pieces of furniture. There are some super walks from your door and with Burford up the road and some excellent pubs nearby, you really have everything on your doorstep.

ACCOMMODATION

Entrance hallway with coat hooks, space for shoes etc. and a good sized freezer.
Kitchen/Diner, with underfloor heating and very well equipped with electric induction hob, double oven and grill, fridge, dishwasher, microwave and a radio. The Dining Area, containing a table and four chairs, overlooks the 'inner garden' where you can sit when the bi-fold doors are open. This glass covered space contains the original "well" which is now a gorgeous feature; has a thick viewing glass top and internal spotlight. 
Living Room with two sofas, additional seating, wood burning stove, TV with DVD player, cd player and a host of board games. 
Central Hall area with framed OS map on the wall, plus local information and Wifi etc.
Shower Room / Washroom with walk in shower, WC and washbasin, washing machine, underfloor heating and heated towel rail.

Upstairs (steep wooden stairs please note)
Master Bedroom is light and bright, with King size double bed (5ft), double aspect, chests of drawers and wardrobe, (but please note very low doorway, 5ft! Mind your heads please)
Bedroom Two with double bed (4ft 6in) and chest of drawers.
Landing Area with two chairs for quiet reading and lovely views over the fields. Heated towel rail.
Bathroom with a double ended bath, shower over, WC, washbasin and underfloor heating

Outside
To the side of the cottage is a pretty courtyard garden containing a sun-dial, two espalier fruit trees, roses and a range of seasonal flowers, enclosed within a high Cotswold wall. It is not overlooked and there are a couple of garden seats plus a table and four chairs. There is a good selection of herbs for guests to use.  A real  suntrap in summer!

Map & Local Information

Maisey Cottage is located in Kencot, a small village mid way between Lechlade and Burford. It is very pretty and has a mass of classic Cotswolds' cottages and grander houses that make it a quintessential village location. Surrounding it are many other similarly pretty villages, with wonderful old churches and often with superb pubs and food (you are quite likely to bump into the local celebs....) For the plane spotters RAF Brize Norton is nearby as is Fairford with its famous Air Tattoo each July. Numerous quiet country lanes make it a superb area to explore by bicycle, and being close to the Thames there are not many hills.

Although there is no pub in Kencot, nearby is the Five Alls (about 1.5miles away in Filkins) which is very highly recommended. The Plough in Alvescot is a mile away over the fields and is also excellent. The Bell in Langford is due to re-open in December 2017, and is about a mile away. Nearby, Southrop has another very good pub called The Swan.  There are numerous other pubs within easy reach, all in stunning unspoilt villages. You will find a list of suggestions at the cottage.

Burford, about 10 mins drive away, is known as the Gateway to the Cotswolds, famous for its beautiful buildings, grand church, interesting shops and galleries, range of excellent country pubs and hotels and classic tea rooms. It is a great place to explore. The Cotswold Wildlife Park is only 3 mins away and is a fantastic day out. The local market town of Witney has a very wide range of shops including supermarkets (delivering too) along with a multiscreen cinema. Downton Abbey fans will enjoy visiting the church in nearby Bampton. Arlington Row in Bibury is also easy to get to.

Kelmscott Manor, made famous by the "Arts and Crafts" designer William Morris, is just 4 miles away.  Slightly further afield is the famous university city of Oxford, about 30 mins drive away which of course has many attractions and is well worth a visit. Blenheim Palace is also well within easy reach. 

Beside these, there are many other outstanding places to drive and visit across the Cotswolds and Kencot is very convenient for the entire region. Naturally, if you fancy 'doing nothing' then you can easily do this here, and instead take in some fresh air along some very pretty walks. (Unfortunately there is no public transport to the village so a car is essential).
