Property Information

Lawrence House is a spacious and very welcoming property at the Cotswolds Lakes that certainly excites us here! The property, which is located in a quiet corner of the Lower Mill Village, is a detached home sitting on the banks of a River Thames tributary with views looking towards the lakes beyond. In fact the owner tells us if you like to fish, you can't be better situated - fishing on your own private lake!! This particular holiday cottage has many positive elements as well as its location but in particular it has access to a large private outdoor area which sits overlooking the lake, bring your fishing rod or picnic blanket to sit and relax! Internally, the owner has maintained the cottage to a high standard and provides a contemporary holiday home ideal for families or small groups alike. Naturally the outdoor facilities, including the outdoor heated pool and tennis court not to mention the endless walks and cycle rides make this a very desirable cottage. This can of course be booked with other cottages located nearby within the Lower Mill Village.

Living / Dining Room, a lovely large and open plan room, leading to kitchen.
Kitchen, fully equipped with 4 ring electric cooker, single oven, large fridge and freezer, plus additional fridge, dishwasher, and microwave.
Living / Dining Room with two large sofas, wood burning stove, large TV with freeview, DVd and video, plus doors to terrace area.
Dining Area with table and chairs for six people (plus one if required)
Utility Room with washing machine.

Cloakroom with WC and washbasin, plus hooks etc for coats.

Master Bedroom with double bed, wardrobe, doors to balcony overlooking lake beyond, plus Ensuite Shower Room with shower, WC and washbasin
Bedroom Two with single bed, hanging space and chest of drawers
Bedroom Three with double bed, hanging space and chest of drawers
Family Bathroom with bath, handheld shower, WC and washbasin
Bedroom Four with single bed plus extra 'top-bunk' bed for additional person (£40 per week or per stay), wardrobe with doors to balcony plus Ensuite Shower Room with shower, WC and washbasin.

From the living room there is a covered terrace area sitting next to the river. This has table and chairs plus various plant pots. Across the lane (and accessed via the main entrance bridge) there is a private garden for use only by the guests of this property, please ask for details. This has direct access to the lake. Within a short walk is the outdoor heated pool available Easter to October plus the tennis court. (Please note: there is no access to the ArtSpa with this property). Naturally there are countless walks from your front door!

Heating & Electricity Included all year (please note underfloor heating on ground floor). Cot and High Chair available.
Sorry No Pets. No Smokers. Saturday changeover in summer months, any day welcome otherwise. Wi-Fi included .

Map & Local Information

This area of the Cotswolds is described as the Cotswold Water Park, which is the collective description for a huge number of lakes which cover this area. Water slides and fun parks it is not, calm and pleasant it certainly is, and although there are a plethora of places to stay and things to do for all age groups, the huge area that this covers always make it feel 'private'. There a miles and miles of cycle paths and walks that meander through the lakes, plus some lake based activities too such as sailing, wake boarding and even paintballing!

The Lower Mill Estate where Lawrence House is located, is a 450 acre private nature reserve. in fact a nature lover's paradise, including two Sites of Special Scientific Interest, with thousands of wildlife species all living in harmony with this very attractive part of Gloucestershire. You overlook a River Thames tributary and a large lake beyond with others very nearby. (Obviously we do urge you to take great care when near the water)

As a guest at LME, you are free to enjoy the whole Estate at your leisure where you have access to a tennis court, outdoor heated pool (certain times apply) and sauna. Many people comment that Lower Mill often feels like a time warp back to days when children can run about freely and safely (with the resepct of water of course). You may want to enjoy a peaceful walk around one of the beautiful lakes, fish, and bird watch from one of the hides or sail on one of the lakes.

A small farm shop is situated in Mill Village, offering all of the essentials. There is also a very good pub within 15 mins walk, in the village of Somerford Keynes

Beyond the lakes is a choice of local market towns, including Cirencester (4miles), Tetbury (8 miles) and Malmesbury (7 miles) all of which have interesting shops, markets and restuarants. This is a great location for enjoying the varied treasures of the Cotswolds.

In addition to being within easy reach of many picturesque Cotswold villages and the splendour of Roman towns like Cirencester and Bath, the Cotswold Water Park makes a great holiday destination because of the tremendous variety of activities on offer. Today the Cotswold Water Park is Britains largest water park, 50% larger than the Norfolk Broads, extending to over 40 square miles and includes: 133 lakes, 5 nature reserves, Country Parks with picnic and Barbecue sites, a Blue Flag bathing beach, an extensive network of footpaths, cycle ways and bridleways as well as extensive leisure and sporting activities. Many Cotswold attractions and villages are all within easy access
