Clements is an atmospheric, artistic house set overlooking a classic village green in THE archetypal Cotswolds' setting, a comfortable, cool home that laid back families or friends will love. Daylesford is around the corner and two of the region's finest pubs less than a few mins walk away. Heavenly! Located in the heart of Kingham, an award winning village that looks as good as it sounds, Clements is a charming village house that dates back many years and where touches of its history can be seen and enjoyed. Step into the big and friendly kitchen where the light streams in and a relaxed feel surrounds you; the main living room is a 'Soho Farmhouse' touch to it, mix matched chairs and sofas, a large open fire and rugs over flagstone floors make it rather smart. Upstairs, over two further floors are five bedrooms and three bathrooms all elegant and eclectic, stairs to the very top floor a bit steep, but the views are well worth it! Outside is a rambling garden, perfect for 'mucking about' young or old with a teak garden table and chairs for al fresco dining. There in an elegant charm about this house which makes you feel good, welcome and at home. This is a true, authentic Cotswolds experience. Love it!

Kitchen/Diner/Living Room, a large, spacious room that is the heart of the home.
Kitchen is well equipped with electric induction hob, oven and grill, dishwasher, large fridge and microwave. (Washing machine, tumble drier and freezer in attached 'utility area'). There's a large dining table with space for up to 10 seating. There is also a comfortable seating area with sofa, two smart armchairs with a TV; there is also top of the range surround sound system. There large sliding doors to the garden and terrace. Please note the AGA is on low heat in the winter for heating only and not for cooking.

There is a garden to the front of the house, which has ample space for off street parking. To the rear is a truly lovely 'higgledy-piggledy' large rambling garden. There is a small terrace outside the back sliding doors, a separate terrace with teak table and chairs. Beyond is a long garden with various areas of interest and places to sit.

Security Deposit required by owner.* The property is advertised for 8 people, an extra two beds are available at an extra cost of £75 each (per week or per weekend) to a maximum of 10 guests.

Kingham is a beautiful unspoilt Cotswold village with a large open green and some elegant stone and thatch cottages mostly dating from the 17th and 18th centuries. It is situated in the Evenlode valley in Oxfordshire and is a short drive from the more well known town of Chipping Norton. It is a thriving village with a good sense of community and was voted the UK's 'Village of the Year' by Country Life a few years ago. As well as the pubs there is a good village store and an attractive church.
Kingham village is unique amongst Cotswold villages simply because it has so much going for it! Not only can you catch a train direct from London and walk about a mile and be in the heart of the village but you also have two of the most well known and liked pubs in the entire Cotswolds. These two pubs are The Wild Rabbit and the Kingham Plough.
The Wild Rabbit was awarded the Michelin Pub of the Year 2015 with the guide's editor, Rebecca Burr, saying: 'This Cotswold pub is a chocolate box delight: stylish yet rustic, spacious yet cosy, it offers a convivial welcome and of course, first-rate food'. We'd agree totally - pricey but well worth it.
The Kingham Plough which is another quintessential Cotswold Inn also has an award winning outstanding restaurant. According to AA Gill: "The kitchen is a serious restaurant workplace. The bar menu is as fine as any I've seen...anyone thinking of opening a local pub restaurant should come here and see the gold standard." (AA Gill once wrote in the Sunday Times).
Finally just a mile up the road is the Daylesford Farm with its wonderful Farm Shop, Spa and Restaurant.
For those looking to explore the Cotswolds further there are the towns and villages of Chipping Norton, Stow on the Wold, Bourton on the Water and Burford close by, and wonderful days out to be had at the likes of Blenheim Palace, The Cotswolds Wildlife Park and BBC Countryfile's Adam Henson's, Cotswolds Farm Park. Oxford, Stratford upon Avon and Bath are also all within a reasonable drive
