Tithe Barn, Lyneham

Tithe Barn is in a great location, surrounded by great Country Side and places to visit.

but a bit being picky a sign saying Tithe Barn and the other two Cottages would help at the entrance. The table and chairs were great so all can eat together, you could put felt pads under the legs this would make it easier to move as very heavy, Plenty of comfortable sofas to sit on and Beds very good, could do with a shelf above bathroom sinks and one in the showers, as space is of a premium, a downside and i know it's dog friendly but the back garden had dog poo in which needs cleaning up and maybe a grass cut but overall a very good enjoyable stay. I Rang Nathan before hand to get details of entrance all good and also thanked him for our stay afterwards.

Just returned from a great week at the Tithe Barn.

The property has everything that you could think of and was really comfortable, the dogs especially loved the fully enclosed garden. Only issue was I couldn’t locate the welcome pack to find info on the use of the job, luckily my husband’s mums hob is similar and he sussed it out. Nathan was only a phone call away and really helpful. We would definitely recommend this property and hopefully will return if ever in the area again. Thank you

Lovely barn conversion accommodation.

Downstairs great entertaining space and access to enclosed garden which had plenty of outdoor seating for our party of 8. Would benefit from some board/card games as none at the property. The bedrooms were very clean and comfortable and the ensuites were clean. Overall an amazing weekend was had by all. Would definately go again.

Property was clean and well maintained.

A few problems. Previous tenants broke the door on the washing machine. A new machine was fitted on the second day. Excellent. The tumble drier had a problem with the exit pipe. Tumble drier worked but kept cutting out. Nathan was great. He was always available on the phone and came round quickly. Ideal property for a family Christmas.

We really enjoyed our stay and everything was as it was listed.

We really liked the little touches ie Netflix, the large tv, airfryer, the smell of the bedding and towels. The beds and bedding was so comfortable and cosy. The fact that Nathan came on the first night to make sure everything was ok. We had a small issue with the shower and heating and Nathan was there within minutes of ringing him. The only small critism would be check in and out times, we find it where ever we stay a 4pm check in and 10am check out isnt enough time especially trying to pack up and clean before leaving at 10am, even 3pm and 11am would be better, staying for a weekend checking in at 4pm on a Friday and out at 10am on a Sunday it was a very short weekend and we found we had to kill time on the Friday before check in. We would deff stay here again, it was so homely and wonderful.

In view of country and dogs an outside tap would be very useful for washing mud off dogs and dirty boots.

Wonderful open plan and very spacious living area with a large kitchen, dining and living room, perfect for our family catch up.

Good size bedrooms and good amount of bathrooms. A very small grumble but the showers were weak and small (need a refurb) and nowhere near enough supplies provided for a 7 night stay such as toilet rolls, dishwasher tablets, bin bags etc

I think this is one of the nicest places we have stayed.

It was clean and tidy and the facilities were great. There was plenty of room for us all to relax in the evening in on comfy sofas. It was a great location to explore the Cotswolds. We would be more than happy to stay here again. thank you :-)

Hi Taking into consideration that I paid nearly 2.

5k for a week I would expect the property to have a little higher spec. The property was not quite as originally listed, the layout of bedrooms and beds was not as first advertised so caused us a few problems with the sleeping arrangements (I believe the listing was updated just before our arrival) The property was quite grubby and could do with a freshen up, stained carpets throughout, the fridge had to be cleaned by ourselves before use, the Lino in the bathrooms and the shower set up was poor. The beds themselves were cheap and interesting to sleep on! one of the duvet covers had an orange stain on it, the bathroom shower curtain was mouldy however when highlighted to the owner was quick to replace. Not enough towels supplied, Need more shelves and hooks in the bathrooms as there is very little room for cosmetics and clothing when showering etc. Considering the amount of money paid I would have expected a little more. The positives location, quietness and friendliness of the owner.

Does what it says on the tin.

Accomodated easily a large group for a family birthday. Very spacious both inside and out. Very comfortable. Owners very helpful and dealt with a couple of minor issues promptly. Downside is don't attempt to travel here through Burford around 3pm - nightmare is an understatement !!

We are a walking group - walking the Diamond Way over a few years -with some of our numbers being day trippers who need interesting places to visit - this venue and position ticks all the boxes & is very comfortable

Initially we were 8 plus 8 month baby and dog and loved the large open plan living area which was ideal for bay crawling and games.

Garden small but adequate for sitting out on the ample garden sofas. Made good use of the charcoal barbeque. Great location for driving to Stow on Wold, Bourton on Water and Blenheim as well as shopping at Chipping Norton, and Daylesford (pricey but worth a visit). We had a great week with fantastic weather. Would have liked some info re local walks and pubs in say a bound folder but not essential.

just simply perfect in every way

It was a nice stay, however would be worth while to share more realistic photos to set expectations of the outdoor areas actual size and upstairs.

The signs around the property about cleaning and fees that will be charged aren’t the most comforting when you’re enjoying a weekend away. All our guests made a comment about these at some point. The light bulbs are extremely cold and bright and no option of dimming, we had to remove most lightbulbs and go to the extreme of checking the local supermarket if we could buy some, as the owner wasn’t able to help. It meant having a cosy evening was placing our phone lights round the room to try and make spotlights instead. Beds need replacing, some guests ended up doing mattresses on the floor due to the bed being so squeaky and rocky. Cleaned before arrival as expected but the whole upstairs was over powering smelling of bleach, so we had to air out all the rooms as much as we could. I recommend just making some small tweaks to make guests experiences better and more homely. Good for a group as nice to have multiple bathrooms available, and open living space, but very small outdoor space or area to sit in the sun. Over all a lovely stay due to the company and being all together but definitely some improvements and expectations to be changed.

What a beautiful property to stay in.

The minute we arrived we felt like we were home. It’s very homely feel and has everything you could possibly need. The owner is just a phone call away should you need anything. It was a phenomenal place to stay.

Tithe Barn was perfect for celebrating a special birthday with the family.

The accommodation was very spacious and in a quiet location. It is looking tired though in places. The bathrooms need updating. Windows had not been cleaned. The kitchen was well equipped and we enjoyed cooking each night. The children enjoyed watching the horses in the stables and having plenty of space to run around. We will recommend the property to friends and relatives.

Lovely property well presented, equipped and maintained.

Excellent property, very clean and well maintained with all the amenities required.

Definitely recommend.

Sadly the listing for this property was very misleading, No pictures of the bathrooms and for good reason, they were awful!

No pictures of the surrounding area for the same reason, no view at all. On arrival the first thought was how dirty the propert was, filthy taps in most rooms and our en-suite shower room had so much dust around the sink you could leave finger marks through it. The shower room also had such a mouldy shower, you could scratch it off with your finger nail! On making a cup of tea the kettle had so much limescale in it that there was white bits floating in the tea. The owners did leave tea, coffee sugar and a jug of milk which was nice, but apart from that we felt totally ripped off! After spending nearly £2400 for a week we were very disappointed. It doesn’t seem fair that pictures can be withheld of things like the bathrooms and the view clearly because they don’t meet the standards of what most people are looking for. The kitchen was well stocked for cooking, which was very good, but lots of the equipment was dirty and needed washing before use. We were really looking forward to a weeks break after working so hard, but unfortunately left feeling like we made a bad choice of property and weren’t given the level of property we had paid for.

Plenty of space for a family of 8 stay (plus 2 doggies).

Cottage was spotlessly clean and very comfortable. Owners checked in the evening we arrived to make sure all was okay, Great little location with lots of cute little towns surrounding. No complaints, we had a lovely stay,

A very well appointed property ideally suited to family stays or 4 couples getting away for a relaxing few days.

Very spacious lounge dining area and a very well appointed kitchen with every thing needed to provide meals for 8 people. Nathan was the perfect host, available if you needed to ask anything. We would return if we are going to stay in that neck of the woods again and would highly recommend the barn to others. Thanks again Nathan regards Iain

We had a great stay in Tithe Barn, it was very comfortable.

Downstairs was very spacious with good off road parking. The floorboards upstairs are very noisy when moving about and we were mindful of this with a two year old sleeping. Pull switch in the bathrooms could do with replacing. An extra saucepan would be an idea as there was one and a really large one nothing in between. The decor was getting tired and could do with some redecorating in parts. A welcome pack would also be a good idea for when you arrive after a journey. We did have a problem with ants as it was very hot but found some spray under the sink which did the trick.

Property not as luxurious as would appear from photographs, with basic furniture and minimal quantity of dishes, cups and classes.

We had to wipe down oven and clean grill pan and racks before use on our first night and first morning, having used dishwasher overnight merely for glasses, cups and sideplates we had to re-wash it all after giving very greasy filters a thorough clean. Overall disappointing.

Lovely comfortable home for a long weekend.

Comfortable beds, plenty of kitchen equipment, cosy settees, nice outside area. Good location.

When booking the photos told the truth the photos that weren’t taken and available should have been.

It’s grossly unfair to expect people to pay that much money and not be aware of the views .I blame Sykes for this and giving feed back has no results or apologies which is also unfair . I have booked lots of cottages and feel we deserve that much. There was no welcome pack which loads of people have commented on with no change. The information on the appliances was limited and not organised. The hot water I the bath was dangerously hot my son with learning difficulties had to be supervised which he doesn’t normally. The place was clean and spacious some of the beds have had better days. We did enjoy our stay despite my complaints

he cottage was basic and did the job but for the price I would have expected slightly more attention to detail.

I note comments made by a previous guest in Sep 2023 have not been addressed. There was little in the way of instruction; the tv was complicated, the heating was set to specific times and didn't really warm the downstairs at the times we were in. We did light the fire but it left the house smelling of smoke. The mirrors were too high for anyone below the height of 6' and there was a lack of mirrors in key rooms. The decor is dated and basic and the small touches normally associated with a property so far from amenities, like a pint of milk in the fridge would have been a nice touch. The beds were comfortable but the extra bed in the main bedroom was not useable. We were overall comfortable and we were able to go for a walk to a pub near by but I would suggest it was a basic large property with plenty of space for large groups.

Great property to get together with friends and family.

Super space to chill, eat, drink and party. Very short drive to pubs, restaurants and cafes. Secure garden for dogs. Only minor criticism is that the barn was almost too warm!

We all enjoyed our stay at the Tithe Barn.

The only criticism from our family was that their beds were hard and uncomfortable. We had a mattress topper on ours which was good, so maybe the rest need the same, apart from that it was a great holiday. Thanks.

Lovely place to stay with the family.

10 minutes away from places to visit

On arrival had to contact owner as could not get TV to work or cooker.

There was no book of instructions for things as there normally would be. We had to cook a meal that evening for 4 in the small top oven which we eventually got to work by guesswork. The owner came the following morning and tried umpteen times to get cooker too come on and TV. He said someone had thrown all the instructions away! He did finally get TV working but it was still hit & miss when the cooker would work properly. Mirrors stuck on walls in washrooms were so high us ladies could barely see our faces in. No dressing table or mirror in main bedroom. Old fashioned over bath shower in bathroom. Overall quite basic and we've been in many other properties at less cost with much better facilities. No welcome pack provided. But on the very last morning we were leaving we were taking our foodstuff out of cupboards and hey ho right at the furthest side of a corner kitchen cupboard we found the instructions pack. Nothing telling us where nearest shop, garage, hospital, fire evacuation etc was. No eating out places recommended.

Property as described, spacious and clean.

When we did experience a problem with a kitchen appliance the owner promptly resolved it. More than impressed with response and courtesy shown considering it happened over a weekend too.

The barn was clean, spacious and provided all what was needed for a short stay.

Our trip was reduced by a day due to an availability issue which was disappointing as it was showing as available at the time of booking! We had a problem with ants throughout the ground floor and needed to clean constantly but this was the only problem experienced whilst there.

Do think that when they know that a toddler is going, there should be a fire guard provided as they have a log burner which as you know being metal gets extremely hot , so think for safety it would be natural.

We did find with 8 people staying, that the fridge was very small!! Beds extremely comfortable and very good rooms and bathrooms, family enjoyed it as good base

Excellent stay, would recommend, many thanks.

Very tricky to light log burner with no paper and only large logs… but got there in the end!

Good, quiet location and very good accommodation for four couples, with the living space particularly convenient.

A fabulous week where we were able to get the whole family together before Christmas.

.. Including the dogs

What a wonderful weekend in a lovely location.

There is a pub within walking distance, 10 minutes from the well known Daylesford Farm Shop. The house was clean, tidy and accommodated 7 ladies very well celebrating a 40th Birthday. The kitchen was well equipped, lots of seating and dining area. We really enjoyed the flow of the house with the kitchen, dining area and living room being open and communal which is perfect for groups. Comfortable beds, rooms spacious, en suits and separate toilets. Plenty of parking, lovely outside spaces - we had a great time.

We spent a lovely peaceful week in The Barn with two friends at the beginning October.

The barn was ideally situated for the cotswolds etc. very spacious and spotlessly clean. Nathan and his family were always available to answer any queries we had and were very friendly and helpful. I carelessly left a rather heavy vanity case which Nathan returned so i give him top marks for 'aftercare'! Will we stay again at The The Barn ? most definitely (if they will have us ) and will recommend to family and friends x

We paid £1500 for 2 nights in September, while attending a wedding at a local venue.

The least one would expect would be crisp clean white freshly pressed linen, it had possibly been black once, now grey. The mattresses was well beyond being considered acceptable…. they were dreadful. The pull switch in the bathrooms were simply gross. The en-suite shower we had was so feeble we didn’t use it. The towels did not have a freshly laundered feel or scent. The sound proofing from one floor to other ensured that one could hear quite clearly bathrooms sounds from above. There were no tea towels, no welcome pack, not even a pint of milk. There were signs of amateur DIY in the bathrooms, the curtains/ blinds in the bedrooms would have more appropriate in an office. This was a most expensive and miserable experience, having brought this to the attention of Sykes Cottages, their efforts on our behalf were ignored by the owner.

Excellent and very comfortable accommodation.

Beds very comfortable. Very quiet and peaceful. Would book again. Good off-road parking. Suggestion for minor improvements would be the supply of black bin bags, washing machine tablets, dishcloth and pan scrubber, otherwise well provision..

Perfect layout for a family getaway with 4 couples and 2 toddlers, plenty of space for everyone and safe environment for the kids (fire guard would be an added bonus).

Great location right on the doorstep of lots of Cotswold attractions. Friendly and accommodating owner was a real plus. It was a very comfortable stay, the only reason I have given 4 stars is due to a few missing conveniences such as welcome pack, bathroom toiletries and kitchen items such as tin foil / cling film. We also found the shower rooms small and in need of updating - but they were perfectly clean and functional. Overall a lovely long weekend!

Pleasant holiday property, but no welcoming pack.

no instructions to work television or audio system.

One of the showers wasn't working.

The owner was very helpful and kind.

The accommodation was superb a d dog friendly too. We loved the stay there. Many thanks

Lovely barn stay.

Very clean and great layout for a family holiday. Lots of things to do within 30 minute drive. Great host.

Barn is great size, especially downstairs for large families / groups.

Bedrooms are functional but not especially user friendly. Showers are small and hard to adjust, curtains & blinds are barely sufficient to keep light out and photo's of property fail to show that it's totally surrounded by other buildings which makes it feel more claustraphobic that might have been imagined.

We were kept awake every night of our 4 night stay by a pack of barking dogs, so not quite the quiet countryside location the property is described as being in.

This really did have a huge negative effect on our stay which we had booked to celebrate my Mum's 70th birthday, we were absolutely shattered when left the property and not for the right reasons. The property itself could do with some refurbishments as it is looking tired in places. The beds are very uncomfortable and I was disappointed to see they were made up with mismatched bedding. The showers are tiny and towels provided are looking worn and are small. The kitchen lighting is awful, it is very hard to see what you are doing in the evening when cooking as there are no under cabinet lights, which teamed with a black work top, black tiles and poor ceiling lights makes cooking tricky. The fridge/freezer provided is very small for the size of the property. The lounge/dining area could do with more lamps or a dimmer switch as the lighting is very harsh. I was disappointed that the owner refused any form of refund for the inconvenience caused by the barking dogs, especially as they have obviously had this problem before due to other feedback comments, which unfortunately came online after we had booked.

The downstairs area was a fantastic place for us to be together for our family reunion.

The holiday cottage was extremely cosy. Everything was spotless.

The barn was clean and comfortable however I feel the need to mention the farm dogs - at least we think it was the farm dogs which barked and howled during the night and early hours.

None of us slept well being constantly woken up by the noise - we are not sure if they were being used as guard dogs? Our party are from farming backgrounds having been brought up and lived on working farms so cannot be assumed to be city people who know nothing of the countryside. Might be an idea to let future clients know of the barking or tell the owners.

Disappointed to find that one room described as having an en-suite only had a WC and wash basin.

The mattresses on the beds although covered with mattress toppers were not 4* standard. As a destination for our family weekend the setting was superb. Sorry we never got to meet the manager but I am sure he was very busy on the farm.

We had a very pleasant week in the barn.

The downstairs was very spacious and the kitchen was well equipped but the fridge was too small for the seven of us staying there. We had an issue with the kettle but this was resolved very quickly by Nathan the owner. The upstairs was a little tired and the furniture was basic. The pillows all need replacing and there were very few decent hangers for clothes in the wardrobes. Overall we had a good holiday but the some aspects of the property could do with an update.

Showers were not powerful, had to hold one of them up right.

Said there was four en-suite but one was just a toilet area and no shower. Apart from that it was a fantastic place, great loving area.

Downstairs very comfortable and well equipped Owner very attentive and helpful Upstairs 4 bedrooms and 4 bathrooms, beds uncomfortable and all need replacing/upgrading, showers poor.

Bedlinen although perfectly clean was poor quality and should be replaced with duvets

Need car.

The cottage was very clean throughout and the downstairs fixtures and fittings were of a very good standard with a well equipped kitchen and comfortable lounge and excellent dining facilities.

This was a lovely barn on a working farm.

Great house- roomy, clean- great location- helpful owners- everything we needed.

Loved it and would go back.

Good location, well equipped, very warm, nice layout.

Big, light & airy, warm, clean, well equiped, helpful owners.

Cottage was in a great location and parking was easy.

Perfect size and layout for large family gathering.

We loved the large Sitting/Dining Room with plenty of space for our nine people.

There was also a good supply of cutlery/crockery. The kitchen also was a very good size and well equipped.

Fulfilled our criteria re location/number of bathrooms/full showers etc One of our group has impaired mobility & the open plan, uncluttered layout works well for her.

The property was perfectly suited for our needs.

The enclosed garden was ideal as we had dogs with us.

The cottage was clean, spacious, cosy and relaxing.

The cottage was well laid out with plently of space.

We had a very enjoyable time celebrating a 40th wedding anniversary (3 couples one young child). The cottage provided everything we needed and more!

As a family we were celebrating a 70th birthday.

There was everything at the cottage for all generations. Very clean and welcoming and a nice relaxed ambience about it.

Accommodation was of a very high standard and provided everything we required for an enjoyable weekend.

Very well equipped, lots of space, friendly owner.

The sheep dogs are brilliant but some of the horses are very noisy when they want to be fed!

Ideal for our family size.

Good layout, good location, lovely Border Collies, lovely open layout.

It was big, next to a working farm, quiet set in a lovely area, and nice garden.

Plenty of parking space.

a beautiful barn, very well equipped

The barn was well-located and the space on the ground floor was great for a family gathering.

Lovely house with big communal area, right in the countryside, very peaceful

This was a great place for a big weekend away with some friends.

We all had plenty of space and the sofas (where we spent more of our time) were very comfy! We found the barn very warm and the arrival process very straight forward. We would recommend it to others looking for a spacious place to stay in the depths of the countryside. \ Emily, Dec 2016

Very spacious downstairs with well-equipped kitchen and bathroom facilities.

Good for large party.

Very well equipped, clean, prompt communications with cottage owner.

Good location to explore Cotswolds
