The property

Prospect House is a wonderful, rambling Georgian country house, the ideal retreat for a celebration venue, family and friends, New Year, Hen Party or a relaxing idyll with it's indoor hot-tub for all year round and exclusive use.

The house is perched on a hillside overlooking the ever popular market town of Painswick, know as the Queen of the Cotswolds with its famous parish church and Rococo Gardens.

Here luxury and quality are considered standard, all mixed with deep comfort to create a stunning and peaceful retreat.

The views towards Painswick are simply stunning and can be enjoyed through floor to ceiling windows to the south west of the house.

The kitchen is a food as it gets and will excite keen cooks, with all manner of kit including an induction hob, teppanyaki grill, huge 4 oven AGA, you name it - there is even a special induction 'wok spot'.

Upstairs are four good sized bedrooms with four bathrooms, each super-stylish!.

Outside are extensive gardens, including a hot tub for year round exclusive use - great fun for sure!.

Accommodation

Entrance through to large hallway, leading to a large open plan living spaces. Living room - a magnificent room with 2 large 'corner-style' sofas which will seat 12 to 14 in comfort, black marble fireplace with inset glass fronted log burner, large flat-screen TV including Sky movies package, DVD. (There is a door to the garden which leads down to the pond and Hot Tub cabin). From the living room double doors take you to the stunning kitchen. Kitchen - state of the art and wonderfully equipped for the 'master' chef and for entertaining with it's large 4 oven AGA. A semi-circular breakfast bar houses the induction hob, induction Wok hot, teppanyaki grill plate, sink with triple filtered water. A corner unit houses two electric ovens/grills, microwave. In the kitchen there is a Dining Table to seat 12 easily. Plus a separate preparation kitchen with twin sinks, dishwasher, large fridge freezer, storage. Morning Room - a gorgeous light room with floor to ceiling glass windows overlooking the garden to the south and to the west 24ft of sliding glass doors giving way to outdoor seating and perfect views over Painswick and on beautiful summer evenings a magnificent sunset; ample seating with sofas and armchairs also a table for breakfast. iPod doc and sound system Cloakroom with WC and washbasin First Floor Master Bedroom with super king size double bed, please note that the beds can be split into singles if preferred. Wardrobe, dressing table wall mounted TV. (Bathroom with a modern, free standing ' Organic' bath, WC and washbasin. Bedroom Two with a 5ft king size bed (which can be split into 2 singles if required) and a 3ft single bed, wardrobe (with drawers). Bathroom for bedroom Two -, bath with shower over, WC and washbasin (Within this room there is also a separate area for the commercial size washing machine and tumble dryer) Second Floors Please note that the two bedrooms on the second floor are accessed via their own individual stairs, at either end of the first floor landing area. Bedroom Three - with a 5ft king size bed (which can be separated into 2 singles if preferred). also a single bed. Wardrobe and chest of draws. En-suite Bathroom, bath, Mira power shower, WC and washbasin. Bedroom Four - with 5ft king size double bed, (zip & Link which can be separated into two singles if required,) plus wardrobe with drawers. En-suite Bathroom with bath, shower, WC and washbasin. All bedrooms have their own hair-dryers Outside the house is surrounded by a large garden. From the morning room, there is a terraced are enjoying 'those' views with tables and chairs for 10 guests. There is a hot tub for your exclusive use in the garden within it's own wooden chalet, so available for years round use. There is ample off street parking. Parents please note: there is a small pond in the garden. There is a safety mesh in place, but we suggest that children are not left unattended in the garden at any time. Celebration parties and Hens welcome. Children Welcome, Cot & High Chair also available on request. Ample off street parking. Heating & Electricity included.

Painswick, located only 7 miles from Cheltenham, is a town and civil parish in Gloucestershire. The town originated from the wool trade, but is now best known for its parish church’s yew trees and the local Rococo Garden. The village is mainly constructed of locally quarried Cotswold Stone. It stands on a hill in the Stroud district which overlooks one of the Five Valleys. It is home to a cricket and rugby team and has a popular golf course on the outskirts of the town. There is a local pubs such as The Oak and the Falcon Inn which offer real ales, real fires and a courtyard. Three miles from town you will find the foot of Painswick Beacon which affords vast views across the Gloucester and the Welsh Black Mountains. The ACP Gallery and local café can also be found nearby. Painswick is 4 miles north of Stroud and 4 miles east of Harescombe.
