It would be difficult for anyone who was in any way disabled due to all the lovely walks but to get there it's up hill or down dell. Very good holiday

Very quiet, comfy beds, lovely and warm. Great walks and wild life. Having a dog meant having to put her on the lead from the door so wouldn’t go in the summer when you might want to have the front door open but for autumn was fine. Could do with a few lamps other than that well equipped. Thanks

“Beautiful place.”

The cabin and its setting were picturesque and better than we had expected. It was spacious and well equipped. Unfortunately, the WiFI was nonexistent. We asked for help but we had no assistance from the hosts besides "we've not had a problem before" Which I find hard to believe when we couldn't even watch Netflix without buffering, something I'd forgotten existed. Both the beds and the sofas were uncomfortable with the springs of the bed squeaking and digging into our backs as we tried to sleep. The seating area in the lounge can be re-organized and made to be more comfortable. There were no cleaning utensils to wash up or clean surfaces. A duster would have been good for all the spiderwebs on arrival. Loved the inclusion of the BBQ + utensils and the rocking chair. Outdoor decking was crying out for a hot tub, its very underutilized and always in the shade. A few things need improving and then this property would be a 10/10 and would love to come back!

“Whilst we had a lovely holiday and the cabin is advertised as 'dog friendly'.”

On our first venture out to explore our surroundings. We had only gone 2 minutes from the cabin when our dog was accosted by 3 large black/white collies from the nearby house. The owner was screaming at them to go home but one dog was determined to attack our dog and kept coming at our dog snarling. I and my daughters between us managed to stay between the collie and our dog. Not a very nice welcome and quite frightening nor was there an apology from the owner whom we assume was Sally

“Lovely location.”

Compact but facilities far better than expected - everything you needed in the kitchen. Didn't like not having a door on the bathroom! Great base for travelling to places of interest. Was perturbed to see all the dead fish in the pond - very sad but also not nice to look at. Hope that it can soon be filled with happy fish again.

“The log cabin, outer decking area and location are all fantastic.”

It's a real, spacious log cabin in a beautiful spot. Inside accommodation, whilst not being luxurious, was mostly comfortable and more than adequate for our needs on a week away from it all. Location is very good too, only about 10 mins drive from Broadway and ideally placed for exploring all that the Cotswolds have to offer. Walks available from the front door. It's got a pond outside and a lovely countryside view too. There a few glamping pods on a level below but they are out of sight and the cabin is surrounded by trees, grass and the pond. Idyllic. I believe things that need mentioning should be mentioned. Just a couple of points, so here goes: 1. The mattress in the main bedroom is hard and springy. It's uncomfortable and needs changing. Having said that, my daughter stayed in the single room and that has the most comfortable mattress imaginable. She wouldn't swap though! 2. Put a door on the ensuite, really. Two simple enhancements that wouldn't cost the earth to make this place just about perfect. These points have been mentioned on previous reviews and I think the owner needs to act to add the topping to what is already a lovely place to stay. All said we had a lovely week.

“Directions to property not very clear.”

You say "turn right onto Buckle Street" but there is no sign to indicate that the road in question is, in fact, called Buckle Street. It would be more useful to say "turn right on road signposted to Broadway Tower".

“The second bedroom is very poor, the wardrobe is nothing short of an obvious DIY and a poor job, plumbing gone crazy in this room, sorry but really needs some work.”

Main bedroom is in desperate need of a NEW MATTRESS without wire springs; come on guys considering the ensuite bathroom has the only shower in the in the cabin, hint, IT NEEDS A DOOR FOR A LITTLE PRIVATE TIME if just to read the newspaper. The main part of the cabin is fine but needs so TLC. Outside the decking requires a good jet wash. On the whole not bad, but in view of the last year a little time could have been spent on maintenence and appearance to bring this little gem back to its former glory, a wonderful little cabin crying out for love.

“We loved the cabin and its setting and it had everything we needed.”

It is spacious, we loved the covered porch area, swinging seat and above all the views and relative isolation and peace. I had not registered that there is no door to the very spacious en-suite and we could not find out how to switch on the extractor fan in the toilet which opens straight into the kitchen- it may not be working. The shower enclosure is big and the shower excellent. Plenty of storage and good facilities. I think some areas require some attention such as the silicone on the outside of the shower as it is very discoloured, and there may be an airlock in the heating pipes as we were woken in the night by some loud banging noises which stopped as soon as we turned down the heat in the towel rail. I agree with previous comments about lamps for the living area. Lovely walks from the door. I could have stayed much longer and we both agreed we could actually live there! So despite the small criticisms above we would book again without hesitation and would highly recommend this cabin to others

“When I was a little boy, and went on holiday with my parents to the sea, I always had a sad feeling when the holiday was over.”

Never had this feeling until this holiday in Rookery Farm. We felt right at home in the beautiful cottage. The scenery was absolutely fabulous, and this was even when it was raining a bit a cloudy. I can only imagine how beautiful and full of colour it will be in the spring time. Absolutely loved it, and definitely will be coming back and certainly will,use Sykes Cottages again. Love the app, where it inform about restaurants, and points of interest.

“This is a lovely cabin in a wonderful setting on a working farm.”

Its cosy & met our expectations. The master suite is large & the shower cubicle huge. The furnishings & kitchen are adequate for a self catering lodge. A washer/dryer is also provided which is a great addition when you're holidaying with dogs in November. The owner Sally is friendly but not intrusive. We stayed for 5 nights & we were sad to say goodbye, definitely somewhere we would go back to.

“LISTENED TO THE REVIEWS BEFORE WE WENT.”

THE CABIN AND ITS SURROUNDINGS ARE GREAT BUT THE REVIEWS WERE CORRECT..........THE SOFA IS AWFUL AND SAT ON A DECKCHAIR BECAUSE ONLY ONE SEAT ON SOFA USABLE...........FRONT DOOR NEEDS EFFORT TO CLOSE (LUCKILY STRONG HANDLE AND WILL LOCK WITHOUT DOOR FULLY CLICKED SHUT).......HAD SAME ISSUE AS PREVIOUS TENANT FRIDGE WAS FROZEN ON DRAIN SO HAD WATER DRIPPING OUT TO FLOOR (UNABLE TO DO ANYTHING WITH IT). THESE ARE SMALL THINGS AND I WILL BE RETURNING AS ITS A GREAT SPOT........HOPE THEY READ REVIEW.

“I am really sorry writing this review as myself my Husband and Molly dog were looking forward to staying in a luxurious cabin due to the stunning pictures on the Sykes site.”

The first problem is the steep rocky track with a sharp bend leading to the cabin. The cabin looked amazing from the outside and also on entering it. The first problem we encountered was the fridge, where the salad tray goes was soaking with water, we managed to unblock the drainage hole and mop up the water and it was OK, but a new fridge freezer is needed as it was the same when we left. The next problem was with the large corner sofa it looked fantastic but it was so uncomfortable that you ended up with a bad back after 20 minutes of sitting on it, on closer inspection you could tell it was quite old. The television had very bad reception on some channels and we thought it was because of the bad weather as it didn't stop raining on Sat, but it was like it all week even though the weather was fairly good. The other big problem was the bed, it was really uncomfortable and my Husband hardly had a decent nights sleep the whole week. The shower also overflowed when used and I had to clean the trap so the water could go down properly. The property has the potential to be amazing it is very spacious and the views are fantastic, it also has really good wifi. In our opinion it needs a new mattress a different sofa and a new fridge freezer. We didn't tell Sally about the problems because we sorted them out ourselves and obviously the bigger issues didn't have a quick fix. Sally's Mum did come to the cabin on the first evening we were there because we couldn't get the cooker to work, which she pressed some buttons and got it going for us. As I stated I really didn't want to have to write this review, but the cabin has only just been rented out from the beginning of this Year, so their is no need for so many issues already. Sally and her Mum are very nice people and I feel very mean leaving this review, but the issues did spoil our holiday as this was the most money we have spent on a Sykes holiday and from the pictures it didn't show the true reality of the cabin. One thing that should be mentioned on the website is the drive up to the cabin, we did phone Sykes to ask about the stones before we went, because someone else had mentioned it in their review, but we were told they were only small which isn't strictly true. Also If you have an estate car as we do because we have Molly it is very difficult to get round the sharp bend before having to go up the steep incline to the cabin where the stones make it difficult to reverse. It would have been one of the nicest properties we have stayed in with Sykes if it wasn't for the issues I have mentioned. The area is really pretty and very peaceful, lots of nice walks, lots of places to visit and the farm is up the same road as the Broadway tower which is well worth a visit for the spectacular views. Fix the problems and we wouldn't hesitate in recommending the Rookery Farm Cabin

“The cabin is located on a farm estate not far from Capability Brown"s Broadway Tower, in the heart of the Cotswolds.”

It looks out onto fields with a small lake in the foreground. The interior is comfortable without being luxurious, iit is a cabin after all, and has an excellent heating system, if required. A utlity room has a washing machine and tumble dryer but no iron.. We found it well placed for touring the Cotswolds qand more than adequate for our needs.

“Overall the cabin was very nice.”

But feel it lacked a bit of TLC. The decking lacked any sort of furniture. Table and chairs would have been nice . The bench that was there was totally unuseable. There was a slide (which we did not need to use) but it was filthy. The decking lacked a sweep and clean. The front entrance looked like it had not been swept or cleaned for ages. The barbecue had obviously been used well, but had not been cleaned (which we did before using). Inside was clean and tidy. Settee was very uncomfortable and was full of holes and dog hairs underneath. Fridge needed a complete defrost as hole at back kept blocking. (Fridge full of water). These may seem minor things but would have made a whole difference to the standard of the cabin. The track that leads to the cabin is laid with rather large stones and makes it difficult to navigate especially in the rain. 4x4 definitely needed. My car took a bit of a battering and a small puncture has occurred. Obviously this could have happened anywhere but!!! The whole area is amazing and the views are to die for. We had a good time out and about. Mrs B W Boxall

Having found the farm easily enough we had trouble locating the cabin and had to ask a neighbour for directions, therefore a sign would be of benefit at the beginning of the drive. Enjoyed the stay!!
