Rectory Cottage, Alvescot is a truly classic Cotswolds cottage built in traditional stone under a Cotswold tile roof, but presented in a beautifully cool and contemporary style that makes it a stunning option for groups or families of up to 10 people. Set overlooking fields and surrounded by period Cotswold properties this delightful holiday cottage offers a very high standard of self catering accommodation. Internally, the owners have created a stunning home, which while contemporary it retains a wealth of period features that give a real sense of warmth and 'welcome'. The accommodation, which is set over three floors and with good size rooms throughout, has many period features through out. Including flagstone flooring, beams and mullion windows but of particular appeal is the kitchen which is, as they say, 'where the heart is': a gorgeous light room with a vaulted ceiling and Aga. When we visited the property we came away with the wow factor very much in our minds, we're confident that you'll feel just the same when you walk through the door too! An excellent choice.

ACCOMMODATION

Entrance through to lobby with hanging for coats and boots, leading to large reception room.
Reception Room with flagstone floor and beams plus wood burning stove, large sofa and separate armchair.
Kitchen, a stunning open plan room with high quality furniture, marble work surface, Aga with four ovens, microwave, dishwasher and large American style fridge freezer, leading to dining area with large farmhouse table and chairs. Additional chairs to be found in boot room.
Living Room, the main living room with large flatscreen TV with Freeview, DVD player, two large sofas plus open fire.
Utility Room with washing machine, tumble drier, butler sink, leading to cloakroom
Cloakroom with WC and washbasin
Boot Room, additional room off the kitchen for storage

First Floor
Master Bedroom
with lovely south facing views, King Size double bed, chest of drawers leading to Ensuite Bathroom with bath, walk-in shower, WC and washbasin

There is a large built in wardrobe on the landing with adequate space for hanging for guests

Outside
To the front of the house is a south facing garden looking towards fields. There is a garden table and chairs for al fresco dining/moments(!). The location is set at the end of a dead end lane and is therefore very quiet and peaceful. (Please note that there is a working farm to the rear of the house with the odd tractor passing by)

Location Information
Alvescot is a small picturesque village located approximately 6 miles south east of Burford and approximately 20 minutes from Oxford. Set in open countryside, it is a traditional location with many period homes built in an old fashioned style. There is a local pub within the village with additional amenities to be found with the market town of Witney. There are many local attractions nearby including the Cotswold Wildlife Park, as well as a host of delightful villages to enjoy either on foot or by car. Slightly further afield are Oxford, Stow on the Wold, Warwick Castle and (for the more determined shopper) Bath or Bicester Outlet centre. There are many, many excellent pubs nearby and similarly countless walks direct from your front door.
