Property Information

Kingfishers House is a brilliant holiday cottage for people who want to enjoy a central Cotswolds location as well as the stunning location of the Cotswolds' lakes. Situated within the Cotswolds' 450 acre Lower Mill Estate nature reserve and just a two minute stroll from the River Thames tributary, the property offers accommodation ideal for families with youngsters but also perfect for couples looking to relax. Internally, the cottage is welcoming and well furnished with your own grassed area outside, perfect for sitting / playing with small and shallow stream and lake beyond. The Lower Mill is particularly appealing as there are many activities on offer including an outdoor heated swimming pool, tennis court and walking as well as countless other activities nearby. In our opinion Kingfishers House is perfect for those who like space, peace and much to do to do outside the traditional holiday times. Superb!

ACCOMMODATION

Entrance into Hallway.
Bathroom with WC and washbasin
Open plan Living / Dining / Kitchen area with views and french doors to rear area. Dining table comfortably seating 8. Large corner sofa with ample space for 8 people. Woodburning stove, TV and DVD.
Kitchen with modern appliances, dishwasher, washer/dryer, electric hob and oven, separate fridge and freezer plus microwave.

UPSTAIRS
Bedroom One with double bed, drawers and wardrobe, plus Ensuite Bathroom with shower, WC and washbasin.
Bedroom Two with double bed, wardrobe and drawers. Please note that there is the option of two single bunk beds also, please advise at point of booking.
Bathroom Two with bath, shower over, WC and washbasin.

OUTSIDE

To the rear of the property (south facing) you have a good sized garden, with seating area. A shallow stream runs through the garden with a bridge to a large grassed area giving lots of space. Customers have the use of the outdoor heated pool (Easter to end of October) plus tennis court and there is a small Farm Shop within 2 mins of your front door! Excellent and varied fishing within the lakes, plus Spinney Lake is available for non-powered boats. Great area for cycling and walking. .

No Pets. No Smokers. Ideally a Friday changeover please. Please note that guests are required to provide the owners with a cheque for £100 to act as a Breakages and Damages Deposit. No Hen or Stag parties please.

In addition to being within easy reach of many picturesque Cotswold villages and the splendour of Roman towns like Cirencester and Bath, the Cotswold Water Park makes a great holiday destination because of the tremendous variety of activities on offer. Today the Cotswold Water Park is  Britains largest water park, 50% larger than the Norfolk Broads, extending to over 40 square miles and includes: 133 lakes, 5 nature reserves, Country Parks with picnic and Barbecue sites, a Blue Flag bathing beach, an extensive network of footpaths, cycle ways and bridleways as well as extensive leisure and sporting activities. Many Cotswold attractions and villages are all within easy access.

 

Local Information

 The Lower Mill Estate is a 450 acre private nature reserve, located in the heart of the Cotswold Water Park. Not to be confused with water slides or fun park, the Water Park is in fact a nature lover's paradise, including two Sites of Special Scientific Interest, with thousands of wildlife species all living in harmony with this very attractive part of Gloucestershire.

As a guest, you are free to enjoy the whole Estate at your leisure. Many people comment that Lower Mill often feels like a time warp back to days when children can run about freely and safely (with the resepct of water of course). You may want to enjoy a peaceful walk around one of the beautiful lakes, fish, and bird watch from one of the hides or sail on one of the lakes. A small farm shop is situated in Mill Village, offering all of the essentials.
