Ducklings is a property that simply oozes relaxation! Set on the highly desirable Clearwater Estate and enjoying the benefits of the magnificent Artspa, this large and spacious house is a superb choice for families and groups alike. Furnished and styled in a cool, modernist fashion, the home has been created with one eye firmly on the wider environment. Natural light is everywhere, the muted decor is deeply restful, and with so many open glazed areas, the internal spaces simply feel vast! We really like this property - it gives a lovely and welcoming sense when you're inside.

ACCOMMODATION

Entrance to hallway leading to open plan Living Space.
Kitchen, open plan, is fully fitted with gas hob and electric oven, washer/dryer, fridge freezer, dishwasher and microwave. The area links directly into the living area.
Living Area is an expansive, sociable L-shaped space, with high quality, muted furnishings making extensive use of wood and natural fabrics. There are three three-seater sofas, a flat-screen TV with Freeviewand DVD, a Bose docking player, and a feature common to the estate's houses - a wood-burning stove in contemporary style which makes an evening indoors during autumn and winter days a sheer delight. There are sliding doors to a sun deck.
Dining Area has a large dining table for eleven people.

First Floor
Master Bedroom with double bed, wardrobe and doors to balcony giving views over Clearwater Lake, plus Ensuite Bathroom with bath and shower over, basin and WC.
Bedroom Two with double bed also has its own balcony
Bedroom Three has two single beds.
Bedroom Four has a single bed plus cupboard with complete selection of games for all ages

Second Floor
Bedroom Five has two sets of bunk beds, accommodating four people plus an Ensuite Bathroom with bath, washbasin and WC.
Playroom with 42 inch TV with Wii plus 13 games. 

Outside
Outside on the sun deck is a table with seating for 8 and also a seating area with an L shaped sofa and coffee tale for 6. The property has a direct lake frontage, with a grass area leading down to the waterside. The Lower Mill Estate is a 450 acre private nature reserve, making it a nature lover's paradise. As a guest, you are free to enjoy the whole Estate at your leisure. You may want to enjoy a peaceful walk around one of the beautiful lakes, fish, and bird watch from one of the hides or sail on one of the lakes. Artspa offers indoor, outdoor (heated) and eco pools, as well as a state of the art gymnasium and an exceptional selection of spa treatments. Shops nearby in Ashton Keynes.
