ACCOMMODATION
Kitchen, with electric hob and oven, microwave, fridge and freezer, dishwasher and washing machine. Wooden work surfaces match well with the cool colours. Cleverly designed around the chimney breast a dining area with space for four or five people.
Living Area is very welcoming with many traditional features mixed with some delightful contemporary touches; large sofa, armchair and further seat, flatscreen TV with Freeview, DVD player and electric flame effect fire.

Outside
There is a garden to the side of the property, but as often the case with some Cotswold quirks, it is located across the walkway, approximately 5 paces away! There is a quiet and enclosed gravelled area with table and chairs for six people, a grassed area plus a small 'bothy' with table and chairs plus hanging lines for wet clothing. The Tollgate pub is approximately 50 yards away too!
One Small Pet Welcome, but must not be allowed upstairs or on furniture. Cot and High Chair available. WiFi available. Underfloor heating and electric heating throughout.

Local Information
Kingham is a beautiful unspoilt Cotswold village with a large open green and some elegant stone and thatch cottages mostly dating from the 17th and 18th centuries. It is situated in the Evenlode valley in Oxfordshire and is a short drive from the more well known town of Chipping Norton. It is a thriving village with a good sense of community. As well as the pubs there is a good village store and an attractive church.
The village is unique amongst Cotswold villages, because it is served by a main line railway station about a mile from the village, the mainline railway station provides regular services to London with services operated by First Great Western Link. Of particular note is the The Kingham Plough which is a quintessential Cotswold Inn and has an outstanding restaurant. According to AA Gill: "The kitchen is a serious restaurant workplace. The bar menu is as fine as any I've seen...anyone thinking of opening a local pub restaurant should come here and see the gold standard." (AA Gill writing in the Sunday Times). Otherwise nearby are Chipping Norton, Stow on the Wold and Burford, with Oxford, Stratford upon Avon and Bath all within a reasonable drive.
