We and many of our owners agree that providing holiday accommodation can be hard work but is a rewarding experience both personally and financially. When collectively we ‘get it right’ there is little doubt that customers notice and fully appreciate the endeavour that has gone into providing comfortable and clean accommodation.
Many of our owners have been with us for a number of years which suggests to us that once the 'hard work' is done at the start there are clear benefits and rewards for a holiday cottage owner. For Manor Cottages, it is core to our proposition that we offer a personal and friendly service, creating a close working relationship that develops and evolves over time. We do not dictate terms, instead we work with our owners!
Can I enjoy my property at any stage?
As well as enjoying additional income and the satisfaction of providing quality accommodation, many of our owners enjoy the opportunity to actually visit and stay in their cottages!
This may sound strange, but we at Manor Cottages are flexible in our approach to letting YOU stay in YOUR property, which is very different to most other holiday cottage businesses. We don’t simply take your property away from you for 12 months at a time; instead we like to listen to you and to work around your calendar ensuring that you get to sample the best of the Cotswolds for yourself, whilst working hard to get you bookings at all other times. Clearly we don’t recommend you stay in the cottage in all the peak dates or similar, but we can guide you to maximise your income while enjoying our corner of England.
We want you to enjoy your property as much as your customers!
What income can I expect?
This will depend on the size of the property, the location and also the quality of the fixture of fittings. If all of these elements are considered carefully then you will give yourself the best possible chance of success.
Generally speaking there are more one and two bedroom holiday cottages in the UK than any other and this, by definition, makes this particular sector the most competitive - but it is also very popular! In certain instances we have cottages that attain a booking, be it short break or full week, every week of the year. This is spectacular, but it shows it can be done!!
Bigger houses are in lower supply, but are very popular with families and groups who want something for a holiday or a special weekend occassion. This means you out of season bookings are increasingly regular. Again we have examples of such proeprties that have 52 bookings across the year! Although we can't promise this for every cottage or owner, if you are flexible, prepared for last minute bookings (one of our big strengths) then your income and profit will be maximised.
What should I be considering?
There is no 'average' holiday cottage, but what we will advise you to do is consider and understand your objectives, then we will work out how we can achieve these. No agency can guarantee you 'x' bookings, but they should give you the best possible chance of success. We believe that our mix of activities ensures this to be the case.
