In recent years we have seen a change to the way the holiday cottage industry works. Increasingly we are asked by potential landlords if we can manage their holiday property in their absence. This is the reason we set up a managing section which deals with the day-to-day management of a property. At the moment we can offer this only in selected areas, but these areas are growing so please do ask us if you are considering either letting your cottage and require full assistance.  

What Happens?

Manor Cottages will visit your cottage and assess it for letting potential, Next we'll arrange for a property manager to visit your property and discuss relevant costs with running the cottage. Once the property is 'live' and taking bookings we will do what we can to ensure things run smoothly for you, including the presentation for new bookings, the support required if something goes wrong during a customer’s stay to the ‘wrap up’ when a customer departs. We´ll check maintenance issues and action any issues as swiftly as we can. Out of season we will carry out winter checks too and if the weather is particularly concerning we’ll also visit the cottage, just to give you peace of mind that everything is ok.
In short we will try to treat the property as if it were our own!

What does it cost?

We feel that this service is something that is available to any landlord and that it isn’t something that you should be heavily charged for. This means that we don’t charge you an inflated commission across the whole year on all bookings!
Instead we charge only for the time that we are active at the cottage managing situations. This is a simple hourly charge and is completely transparent.

In summary we will look at the following elements for you:

Pay your cleaner on receipt of his/her invoice and recharge your account.

Arrange gardening or window cleaning as and when necessary.

Arrange maintenance once you are happy with our suggestion.

Winter check your property between November and end of February.

Arrange twice yearly deep cleans as well as cleans for your private use

Organise your yearly Portable Appliance Testing (PAT).

Arrange your Energy Performance Certificate (EPC), if necessary.

Arrange your boiler service and Gas Safe Landlords Certificate.

Short Breaks
